“Outstanding little gem of a find!”

We were recommended this place by a friend who had too many family members to stay with. When we turned up outside we were greeted by a load of stairs a metal door. But when we entered the villa I thought the grounds were shared with other people but turns out it wasn't and was all of ours! Breathtaking view over the distant sea and the amenities and general layout were beyond my expectations; as I didn't know what to expect. If I go back then I am all over renting this property again and would recommend it to anyone thinking of choosing it. I went with a large group of friends and it was prefect for us all and the guy who showed us around it was always on hand if needed.

The town is a short walk away......and many steps! be warned about that, but on the other hand I have had my exercise for the week and feel great from it

“Perfect”

This Villa was better than I'd hoped for, in terms of location and space. It is ideally located just outside the city walls so there was no need to hire a car (the owner organised transport from the airport) and if we wished to go further afield, taxis were cheap enough and plentiful. The villa was just as described, with the advantage of bbq, pool, hot tub and sauna. It lacked a few basics like enough glasses, mugs, extra pillows etc, but that did not spoil things for us. Andrew was fantastic, coming in each day, quietly cleaning and helping in any way he could. The weather was amazing, couldn't believe we'd be able to swim in the sea late October but it was beautiful. The scenery is breathtaking, there is so much to do and see, a week really wasn't long enough. We will return!

“Very, very hard to leave!!”

We (8friends) have just stayed in Villa Roza for a week. A taxi was waiting for us at the airport, Andrew was waiting for us at the villa and helped us with our luggage. The views from the villa are just stunning, looking out from a lovely sun-kissed pool area to the old fort and blue, blue sea beyond. The villa itself is very well equipped, instant WIFI, good kitchen, lovely sauna and hot tub, masses of towels etc. Andrew came every morning to clean the pool, ask if we had any problems, offer to shop for fresh meat and fish. He brought us fresh tuna for a BBQ and supplies the charcoal. Nothing is too much trouble. He organised our taxi back to airport and again helped us up the steps with all our luggage. A very kind and thoughtful man. I cannot recommend this villa highly enough, a truly wonderful place to stay.
Dubrovnik city itself is stunning; the first time we walked through the arch to the main street, the view just blew us away. Fantastic food, wine, very friendly service. Go on a boat trip, walk the city walls, take the cable car and learn about the war in the museum at the top, then just stand and immerse yourself in the view. Go to the beach (200yards from the city walls) and take a swim in deep blue crystal clear water. I'd recommend a wine tasting at the boutique Skar winery which is a short and pleasant taxi ride to the Dudrovnik port. Mato and his cousin will make you very welcome.
Visit Dubrovnik, you won't be disappointed!!

“What a fantastic find”

Croatia is amazing, everything was perfect, no delays with taxi transfer which was included in the booking. The scenery set the scene on route to the villa. Assistance given to carry the cases down some steps, on entering the villa I was blown away with the view,the pool and seating area. For me it was just perfect I would have no hesitation booking this villa again.
There are steps which take you to the old town but you can arrange taxis if needed. The cable car is a must to do I wasn't to keen but its worth it at the top i went back a second time and enjoyed a great meal watching the sun set magical experience a must do
Lots of boat trips to enjoy visiting various islands
Croatia is amazzzzzing you must visit and book villa Roza you will not be disapointed

“Amazing Villa, very close to the old town walls !!!”

We were a family of 6 adults (3 couples) who regularly travel together for holidays. From our arrival at the airport to our departure for the airport, everything was smooth and handled very well. The driver was waiting as arranged, our suitcases were carried down the steps from the drop off point a little way from the villa, everything was explained, full details given about how the appliances worked, and where shops/bars were located etc .
The property is very spacious and the outside areas are what makes this villa, the views are great, and you can see the old city wall and the sea. Plenty of outside space to find a quite spot if required. We had never stayed in a self catering property where there have been so many pool towels and towels for the bathrooms. We ate out every night, but if we had been eating in, may be the crockery, glasses and drinking cups could have been more plentiful or matching. We all agreed that if we came back ot Dubrovnik we would stay at Villa Rosa. There are a lot of steps down to the old town but taxis are readily available (although it can be slightly quicker to walk back up the steps than take a taxi if you are fit)
