Made me feel time-traveled back hundreds ago. It has a tiny gravel garden, Japanese maple, Nanten, and Tourou in the back yard. You can see all of them from the bath tub that overlooks Kamo river. That was our most favorite feature in this quaint home! We opened the window to enjoy the mundane view from hinoki tub. What a luxury to be able to be in a bath when other people have to commute wearing heavy overcoats in the icy cold!
Washlet toilet, kitchen/tub hot water controller, super quiet washer/dryer etc. were notable high tech feathers that reminded me of Japanese standard.
We stayed 7 nights and got single cleaning service with fresh bed-sheets and towels. That was a bit disappointing compare to general hotel's daily cleaning/fresh towel service. So, if you want to dry yourself with fresh towel often, use the washer in the premises.
Lack of tel. service was unexpected. The villa has only direct line to the office. We brought our ipad-air, but it got broken during our travel ( It was only three weeks old!) We had to ask where the closest public telephone booth was.
Personally, we felt kitchen/dining space was dark, and we agreed that another ceiling lamp would be nicer. (The dining is faced west, sharing the courtyard view with the other unit. So we did not feel comfortable opening the shouji screen to expose our room.)
The location of this villa was hard to explain (because this villa is among small residential community. That was another charm of this place, though.). We took taxi to villa several times, and even local taxi drivers with navi-system could not figure it out where. The address was not helpful. So, I asked a driver, and his answer was: Tell "Kawagoe and Shoumen. Then, turn South on the first one." It worked fine next time on.
Overall, we just loved this old home. The staff members of K's house were nice. We sure would come back in a different season to enjoy.
Fluent English speaking staff, prompt and courteous with emails which made it easy to book and adjust our dates. One drawback was that we couldn't leave our bags directly at the house, had to drop it at the hostel 5 minutes away.
The house itself was fantastic and exactly what we wanted: traditional town-house with luxurious modern fittings. I personally didn't like some of the glass panels that substituted part of the traditional paper doors in the living room - but that was because we were using it as a bedroom. One other thing was that the stairs are steep and might not be convenient for older folks.
Amenities are as complete as one can hope for, down to gender specific toiletries and salt/sugar etc for the kitchen. Everyone loved the bath, which looks out to the Kamo river.
Location was convenient (reasonable walk from Kyoto Station), but there isn't much else around the house.

the house is beautiful. the building is combine with modern and traditional design.
facility is new. it was close with Keihan railway station, but only problem is, there have no direct train connect to Kyoto station. we have to walk to subway station or keihan station to change railway to kyoto station( JR LIne).
overall, this house is comfortable and nice to stay. for sure next time we will stay here again.

Really enjoyed our stay in K's villa. Two families with 4 children between us - gave us the flexibility to put the children to bed and enjoy a glass of wine!
Beautifully decorated, felt very "Japanese" and the futons were surprisingly comfortable. Good location and nice view of the river from the upstairs bedroom.
