Stayed here on business. It was actually supprisingly nice!
Access is a little difficult as it is on port island but you can get a free bus from Sannomiya station every 30 minuets which takes around 15 minuets to reach the hotel.
The cleanliness of the first room I stayed in (on the 11th floor) did leave a lot to be desired. The room had a strange odor around the desk area but overall it was a nice size and had excellent bathing facilities.
The next room I stayed in was very clean and had a slightly different decor. This was located on the 15th floor. The room keeping staff do not bother you like they do in other hotels I have stayed in in japan.
The facilities in the room included a TV (LCD Flat Panel), A prepaid movie box, A kettle, A refridgerator and wireless access. The wireless is usable but extremely slow at times.
I stayed in a single room and I was shocked at the size in comparison to other hotels. You are provided with a semi-double bed and plenty of space. The View from the window is also pleasent.
Nearby is a train station but it will cost you 200 yen to return to sannomiya. You might as well use the bus. The first bus is 7:30am so if you have business to attend earlier than this then I suggest the train.
In conclusion: I would reccomend this hotel for business people and familys who are looking for a low budget holiday in Japan. Avoid rooms other than the 15th floor though.

Stayed here for a conference in November 2008. It's OK, but not great. Be sure to ask for a nonsmoking room when you check in - the first room I was given was a smoking room. Besides the cigarette smell, it had stained carpet, no mirror, no clock, and I couldn't get a wireless signal. I asked to change rooms, and the new, nonsmoking one had much nicer carpeting, a desk, a mirror, a clock, and the wireless internet actually worked. The rooms are small, but adequate. Sheets and towels were pretty nice, and everything was very clean. Allow time for long lines at breakfast. Convenient shuttle bus to both Shin-Kobe and Sannomiya train stations. Overall this was just a so-so hotel, and I wouldn't stay here again.
