This was a nice surprise! The rooms was small but comfortable. The house was in a quiet area of the city. I was able to sit out on the balcony for an hour or so and enjoy the quiet after being in Manila the previous 5 nights. The restaurant in the hotel was good and the meal was home cooked. The people at the hotel was very nice and welcoming.

Would definitely stay here again and would highly recommend it.

We stayed for 3 nights here. We arrived 5:00AM there, and since there's a vacant room, they were nice to let us stay early than the check in time. The place was clean, the beddings, towel and curtains were ok and smells nice. There's hot shower, cabinet with hangers,and cable tv. Abundant taxi pass by in front of the house, but if you prefer to walk going to SM, its an uphill road, you'll get tired upon reaching SM. Neighbors really love videoke, its noisy at night but since we're so tired after a day walking, we barely noticed their out-of-tune singing.

Over all, the place is nice and if you want CLEANLINESS, this is the place to go. but they should include breakfast in their rates as they have average amenities and NO WIFI.

Room Tip: You can have a better room at the same rate, just be patient looking around.

I don't know what happen to the previous management. The last 3 stay is good.
This is our 4th stay at AJ Pension House. Every year we choose to stay here because of good service and easy to transact receptionist and cozy rooms at the 2nd floor.
But now everything changes even the service. We reserved a room 2 days before our arrival but unfortunately it was not given to us. I even try to call their mobile number for confirmation and price of room.
When we arrived, the receptionist inform the manager of our reservation. The Manager told us the price is different from what the receptionist told us. To make the story short we were transferred to other room which we did not choose.
We experienced Brown-out for 3 hrs that started around 2:30am to 6am. I ask the receptionist if there were Advisory?..She told me none. She don't know when will it be back. The worst of it all is she didn't even bother to give us candle or any source of light for our room. The water didn't even function because there is no electricity.
To our disappointment, We shortened our stay to 1 night only instead of 2 nights.
The lady manager is not friendly nor is she approachable. I prefer the receptionist more than her.
Sorry! AJ Pension House but this will be our last...
Anyway, thank you for accommodating us in our previous stay.

Room Tip: I prefer room at the 2nd floor. More spacious and has window. No internet in room. Lobby only. They charge you if in room.

This is a fairly small guest inn, situated near bottom of fairly steep street. This may be a problem if you are old and infirm, but its no problem if you are reasonably fit. The rooms are fairly small but very clean and all inclusive. We never encountered any noise or any other problem the few times we stayed here. Its a fairly short walk to SM. Its also very close to the Red Lion Inn, the best bar for foreigners in town.
There is a restaurant but its pretty ordinary. Breakfast is tolerable. If you want a good meal, walk up to Red lion Inn or places nearby, or walk a bit further to SM.

we found this by accident late at night. well worth the money charged. a triple room was p 1200, the beds were ok for the price and everything was clean. No hot water but that was the only complaint, If you want to sleep - avoid room 101 on the ground floor if there is a party in the restaurant/ bar in the basement Simple food was ok for breakfast. A short walk to town - it is uphill.

Room Tip: avoid 101 and other rooms on the lobby level because of the party venue downstairs
