after staying in a hostel on the way to KK on a rock hard bed, i decided to stay in a hotel. The hotel is close to everything city wise, including Suriah Sabah and Centrepoint. The room size for one person is good, might be a bit cramped for more then one in the room i was in. The staff are very friendly and helpful to, plus they have wireless internet. I didn't try the restaurant but would stay here again when im in town next

As you might expect for such a high-traffic prime location, the hotel staff here is harassed and miserable. The mere sight of them is depressing. But I myself will put up with this crap for the budget and location. Through the agreeably-scaled mall in front and you are already at the waterfront. A block behind the hotel are the few quiet, slow-paced, tree lined streets where life is lived without regard to the tourist.
In the hotel, some rooms are nicer than others. At least one room has no window. Some rooms are better laid out than others, so I suggest you check out the room first before consenting to it.
Nothing interesting at breakfast, which is served in what turns into a bar at night, so it's not the most cheerful of places, but who cares? You're here for Sabah, not the hotel.

Room was clean, but very small and had no windows. We found it not cheap for a hotel in Borneo, but staff is friendly and ok to stay a few days.

IMHO it did not live up to the standards of Best Western chain hotel, but on the positive note the hotel is centrally located - close to the mall, cheap-ish eateries and Jesselton Jetty.

Room that we got is very small, no windows, furnishing's dated... bed is so-so. Since we were placed on the lower floors, it got a bit noisy in the evenings; coming from all that karaoke at the lobby's bar.

Breakfast buffet is considered generous for the price you pay. Free wifi at the lobby - if you're able to connect, it didn't work for us.

CHECK-CHECK OUT: This process was fine and no issues.
ACCOMMODATION: This proeprty is a glorified hostel, not a hotel. The rooms are very small. Beds are tiny with hard mattresses. Bathrooms are virtually in the room with glass doors so no privacy if you are not traveling with an intimate partner.
ROOMS AND COMFORT: Room are very basic, no character. Windows are dirty and permanently locked (reportedly for security reasons). AC cannot be turned on, unless the main room light is on. Therefore, you either suffer the humidity or keep the AC and main room light on at the same time. You have no control over either!!
NOISE AND COMFORT: Floors are noisy and you can hear everything that is said and done in neighbouring rooms. No smoking floors is a joke. People smoke on all floors. Lift is smelly and worn.
BREAKFAST: Poor quality, like rush hour traffic from about 7:30am and you would be lucky to get descent, hot coffee and fresh fruits. We avoided this area after the first morning of 5 days.
LOCATION: This is the best thing about this property if you want to stay in the centre of KK. But, if you can afford it, try the other well-know chain hotels nearby listed here on Tripadviser.

Room tip: Only advise I would give is - Buyer/Travellers, be aware- not everything people rate as wonderful on TripAdviser is factual. One person's idea of quality, comfort and value could be the other person's idea of hell. I would NOT recommend this place, unless it was to a backpacker or a person on very low budget and do not mind some of the things I expereinced and listed in my review. Depends on what you want from a hotel accommodation when you travel!!
