We stayed at the Palace Regency Hotel in Adma, which is about a 20 minute drive from downtown Beirut, for 3 nights while visiting friends in Lebanon. The hotel is a bit outdated in terms of decor, but in good condition and clean. The staff were extremely friendly and helpful and the breakfast was amazing (and included in our room price). It was too cold for the outdoor pool so we can't comment on that. Make sure to get a room with a view of the Mediterranean - gorgeous. Overall, a decent hotel and a good value to be this close to downtown Beirut.

Unpleasant and smug staff.
Rooms and bathrooms in the "palace" wing in an unbelievable and unacceptable state of disrepair and uncleanliness. Black mold all around the bath tub, rusty taps. Dated beds, doubtful blankets and terrible pillows.
Better bedding in the "Boutique" wing but same dirty bathrooms.
Terribly depressing and smelly breakfast restaurant with unpleasant staff and the advertised (and paid for) breakfast buffet was not there "because the occupancy was too low". Old and dry tea and coffee bags served with lukewarm water...
Just unacceptable for a so-called 4 stars

We stayed at this hotel during Christmas & the entrance was nicely decorated. The hotel has two very distinct sections - an old section & a recently renovated boutique section. Our travel agent booked us in the old section which is no more than a 2 star. We were travelling with children & requested adjoining rooms. The hotel had switched its central air to heat for the winter & we had to sleep with the windows open to try to cool down the rooms. Unfortunately the noise from the hotel parking lot & street woke us several times during the night. When we first turned on the water we had to wait a few minutes while it changed from brown to clear. The rooms were quite old & their age showed in terms of extremely uncomfortable beds, water damage around the windows, peeled wall paper & a rust stained bath tub. The hotel is in a poor location as there is really nothing nearby to walk to for restaurants. We were booked into the hotel for 3 nights & requested a refund after the first night. The staff refused to give us a refund as they stated the policy of a 5 star hotel in Lebanon is a minimum 3 night reservation during the high season. In the old section of the hotel where we stayed, 37 rooms & 28 were empty - I guess that 25% occupancy is considered high season at this hotel. In addition, the tourist guide provided by the Lebanon Ministry of Tourism at the airport only rates this hotel as a 4 star. I was so disappoiunted with the attitude of the staff & overall condition of this hotel that I forfeited my 2 nights & relocated to a hotel in Beirut.

The hotel has lately been classifierd as five star Superior by Bureaue Veritas and hope to see you soon in our property in order to experience the changes and developments that have taken place. This is a big Tourist hotel in the resort area of Beirut suburbs, near the Casino of the Lebanon.

Our stay was divided into two halfs - the accomodation and the food.

The accomodation was excellent - really nice big comfortable rooms and well serviced and with a good view. The IT internet access was useless though, suggesting that it's not really trying to get business travellers. For a getaway, that's great but if you want to work, forget it.

The food was poor, apart from breakfast which was acceptable. If you want to eat, go out into the town because, even if a decent waiter was to be found in the afternoon and evening, the food is poor, by any standards.

Having said all this, its a friendly hotel and one where we were always made welcome - I think, maybe, we came out of season (September) and things might pick up, food wise, in the summer when it, hopefully, gets a bit busier.

I went to Lebanon after the July war on a business trip. I ususally stay on downtown, however my travel agent said it will be safer to stay in Jounieh.
I could not believe how beautiful this place is. I was upgraded to a room over looking the ocean, it has a million dollar view. the sunset everynight was spectacular.
The staff were helpfull and they suggested a lot of things to do. the food was great and the service far exceeded my expectation.
I highly recommed this hotel and I it will be my first choice when I return for my next trip
