We stayed off-season (late September) and enjoyed our stay. I understand that many of the rooms are privately owned, so their character can vary, but ours was modern, cozy, and nicely appointed. It looked like the photograph we saw before booking.
If you want the best view of the ocean, you might want a second floor unit. We liked the convenience of the first floor, and the view from our deck past a tree or two and over the dunes was fine.
Access to the beach is convenient, but does require a few stairs (as do most places in the area). The beach itself is quite nice and it almost feels like you have private accommodations in a state park.
Out interaction with staff was minimal but pleasant, and the manager was helpful in correcting a booking mistake I initially made.
The location is beautiful; both Montauk and Amagansett are about 15 minutes away for restaurants and stores, and the whole area is scenic (try taking the Old Montauk Highway for a slower but scenic drive into the town).
Cell reception at the hotel itself was a little iffy at times, but we were away from the city on purpose!
Altogether, we enjoyed our stay and we're planning to return next year.More
