Silent hotel in the old district. Close to a nice little blues bar. Good for a short stay, if you're backpacking. The owners makes good food at reasonable prices.

I was there for two weeks. Staff helpful and friendly. Good location in the centre of old city. Room was clean, if you needed anything extra you just asked. Aircon good. Courtyard small but nice. Very pleasant stay. Would stay there again.

Room Tip: Back rooms quieter, overlooking courtyard.

Pros:
+ good location - within renovated, nicely redone historical district, plenty of shops nearby, 10 minutes walk to tram stop and city centre, same to Marina.
+ Friendly & helpful owner - he speaks better German than English, but this was no problem for us, as we all knew some german
+ Good, remote-controlled aircon in all rooms
+ relatively clean rooms, some of them are a bit small, but mostly no problem
+ really nice courtyard for eating/relaxing in
+ breakfast consists of a fairly good buffet: apple tea, coffee, cornflakes, nice, sweet watermelon, eggs, toast with cucumber, tomatoes, jam, butter, cheese
+ some small (10 lira per person per day) swimming areas within easy walking distance e.g. Adalar Beach Club - great chance of diving off rocks :D
+ airport taxi service (operated, it seems, by a friend of the owner) for relatively competitive price: 15 euros: this is useful if you have to leave really early, or are going to terminal 2 or are a group of 3-4, otherwise I would recommend the Havas bus for 5 euros from the road leading to Konyaalti beach
+ free WIFI-based internet access

Neutral:
> bathroom is simple, but adequate. In some rooms, shower may be difficult to set to a steady temperature (spoke to other guests), although our shower was ok
> just for info: there is no daily maid service : for some this may be a drawback, but for us this was good: I hate having to pack my stuff away every day just to make space for the maid to work. If it was up to me, I'd disallow maids entering my hotel room at all hotels :) You can ask for toilet paper, soap etc. as needed, downstairs
> bed was ok
> room decour was ok, in relatively good condition, nothing special

Cons:
- The main Konyaalti beach is around 45 minutes' walk away, but you can take the tram which cuts the journey time (although the tram runs only every 30 minutes)
- No fridge in the rooms to keep drinks cool, which would've been nice

Room Tip: Rooms in the middle of the top floor are the smallest, corner rooms seem to be the biggest

Have stayed outside of peak season, including winter, so different vibe, i.e. good chance one has the run of the place. For the price is fine, try for back room not front (due to street noise), and like many buildings in Turkey and coast, bit drafty in winter, needed extra blankets.

Always an issue with staff turnover ( and I guess financial turnover, with many pensions empty in winter, allowed to rundown a bit out of season, then flurry of activty, with maintenance of peak performance difficult all way throug season) but Karhraman classi Turk manager, tries hard with limited resources (his wife now helps, plus his childen now seem able to help, could make big difference), plus having lived and travelled in Turkey over the years I maybe more flexible on expectations :)

Some rooms are a bit pokey (if spares check them out and ask if you can move to bigger, especially in winter no problem), AC a godsend in summer, breakfast fine, same as anywhere else, and Kahraman can cook up whatever you want. They do laundry, free wifi everywhere and helpful for travel info, but if any issues, just explain....

Room Tip: Not the Ritz, but it will do
