This is the sort of accommodation one is pleased to recommend to friends and business associates. I stayed for a week in mid-June on a visit from Australia. I was given a front balcony position and the quality of the room, bathroom, fittings etc was good. It was also very clean and well-presented. A complimentary fruit basket was provided upon entry.
Manjunatha is situated on a reasonably quiet street with plenty of shady large trees along the road. The building's facade is quite impressive and suggests a good standard of quality.
This type of accommodation is a 'serviced apartment' as opposed to a hotel room - and the price per night is much better - if you are happy to live without hotel extras such as perhaps a pool, restaurant etc. There is a shop at the next corner and autos always nearby. The lady in charge during the daytime is Mrs Saba and she is very capable and efficient. I needed a taxi at 3am to the airport and she ensured that the driver was there on time and for a reasonable cost.
My recommendation would be to deal with her at all times as she also understands and speaks english well. I found her to be reliable and honest. Although I generally found the other staff helpful, the only otherwise (small) negative experience was when I asked another young man who sometimes manned the office in her absence, for assistance. Perhaps he was unaware that this was not my first time in India - and any one who has visited India knows that even locals have to be careful to not be ripped off by those trying to make a bit of extra money. I frequently travelled by auto and knew the local minimum cost to be Rs14. I requested an auto and was told by this young man that the minimum local cost was Rs30! Fortunately, the auto driver later agreed the fare is indeed only Rs14. It was unfortunate that this single incident occurred to an otherwise great stay - but it was minor and I include it only to share how that no matter where you stay in India, be alert.
If you're looking for a great place to stay in the south of Bangalore, where the extras of a hotel are not needed, I would highly recommend this place. The cost per night for a single bedroom will be in the range of around Rs 1300 - 1600 and is well worth it. The quality is that of a much higher-rated hotel.
