Great location - opposite the night market. Clean, modern and comfortable rooms. Free wifi and staff are very helpful. A good value hotel.

I would recommend confirming with the hotel prior to arrival if you require a non-smoking room and request a hotel away from the night market to minimise noise at night.

Good Hotel near night market rooms are good size but the bathroom could have done with a refurbishment ( wasn't bad but was getting a bit dated). Great place to venture out from many well known fast food shops close by and straight across road is a restaurant run by and expat where you can get a beer a good feed and get your laundry done cheaply.no trouble getting transport to anywhere as there was a tuk tuk always nearby for hire . Nearby within 100m is Starbucks McDonalds subway and ice creamery and a german and English pub.breakfast is good with a variety of food on offer. Not all rooms have views. I hope to go back to the royal 7princess next year (have been twice) as Chiang Mai is one of my favorite parts of the world I have visited so far

Our room was on the 7th Floor near the front, which gave us a good view of the Night Market, though the side of the hotel overlooks the roofs and walls of other buildings and hotels.

The hotel corridors, and bedrooms are carpeted in a contoured cream/oatmeal coloured carpet which despite the strenuous daily efforts of the staff does not look clean. Don't get me wrong I am not condeming the hotel because the carpets were old, dirty or smelly, its just a wrong colour choice. Far better if they had tiled the common areas and perhaps chosen a different colour for the bedrooms. Food gets spilt, and accidents happen, and the carpet choice shows every mark.

We ate breakfast at the hotel and were impressed by the variety, and options available. They had the usual 'fresh omelette' counter. I like my omelettes with a teaspoon of finely chopped fresh chili in along with onion. They had cheese, peppers, onion, ham etc., on the counter but no chili. When I mentioned this one of the staff rushed off and returned with a finely chopped chili. This is typical of thew level of service we found at The Royal Princess.

Wifi is free in the Foyer, they issue a logon and password voucher providing free use. The vouchers are for differing lengths of time, but when one runs out get another. Although they charge for access to the wifi in your room I found the4 free passes worked perfectly well in our room on the seventh floor.

The pool, accessed via the second floor, is adequate and clean, though given the heat of the sun in the afternoon I would have liked to see more umbrellas as everybody was chasing the shade on one side leaving the other side less used.

Its perfectly placed for walking to the 'old town', and about 10 minutes walk from the Boat Station, where you can go on a 2 hour river cruise for about 600 Batt (half the price the Toyur Operators wanted).

The night Market which they start to set up about 5PM is right outside the door. We ate in the food area of the night market every night. Once we got used to buying the vouchers near the food booths we found it only cost around 300 Batt for three meals, two rice, and a large Chang (beer) which was more than enough for the two of us.

Within a hundred yards you could find MacDonalds, Starbucks and all the usual Franchises, but Hey, why go to Thailand and eat JUNK food.

Room Tip: High floor at the front would I think offer the best compramise of view and no night time interferen...

Lovely service & staff, where nothing was too much trouble for them.

This hotel is ideally placed for the night market, as it is directly opposite. The market is something to behold; it seems to set up from nowhere & then it is all around you lining every street until late - then its gone!

If you feel the need, Macdonald's, Burger King, Starbucks, Hagan Daaz & Pizza Hut are literally on the doorstep. There is even a Red Lion pub across the road!

We only ate breakfast in the Hotel, which was perfectly fine, plenty of choice & very fresh. This was the only hotel on our multi stop trip where we were offered more than one cup of tea or coffee in a morning! For evening meals there was plenty of choice in the night market & it was so cheap. We would certainly recommend this option.

The hotel itself was a little dated, although the rooms had clearly been refurbished, with new bathrooms, bedroom furniture, paintings etc. However, things like the doors weren't replaced, so it showed the age of the hotel. The breakfast area could also benefit from some refurbishment, but in all it was pretty functional.

Rooms were fine, had air con. Pool adequate, American breakfast is excellent and includes some thai dishes too. Very good value. Gym a bit basic, but hotel a fraction fo some others nearby. Position is right in the night market, got rooms facing away from it so noise not an issue.
