Staff go above and beyond to help with selecting activities and knowing where to buy things. This made up for the lackluster shower and the annoying am noise that comes for the nearby school. Breakfast was good, either meat/eggs/toast or yogurt/fruit/oats

We stayed here for a few days in March. This is a family run hotel with Mou and her uncle on the front desk. They are really smashing people and very helpful. It's only been open a couple of years and there's a couple of issues that Mou is aware of they need to be sorted out. The main one for us was no window. The room, although large was dark and a bit depressing. Beds were comfortable. Breakfast was nice in the outdoor cafe. But the hotel is situated on a busy road and opposite a very loud school. So can sometimes be a bit noisy. Free computer use is helpful. Location in the old city is pretty good and you are just a few minutes from the fantastic Sunday night market. All in all a very nice, friendly place to stay.

This is a pleasant place and nicely decorated. But in our opinion, a bit overrated by other guests. It is located in the old town, which is quite a bit nicer than some of the outlying areas with pretty sois (alleys) and wats. It is about a 15 minute walk to the night market (and 30 minutes to river area). We found our room to be quite noisy as it fronted on the street and across from a school, which played the national anthem by loudspeaker every morning at 8 am. The breakfasts were acceptable, but not outstanding. We really didn't want to sit in the garden because it faced the noisy street. Sam is extremely pleasant and nice and was very accommodating when we asked to relocate to a quieter room. We stayed for 4 nights and then moved to another hotel (Mandala House) which we liked much better.

The owner and his staff are excellent! They speak better English than me and when it comes to needing help to find a wat, restaurant, wine, whatever, they are there to help! Rooms are of good size, bathrooms with hot water for showers, and bed is not to hard not to soft. But if you have a problem, just talk with Sam or any of his helpful staff, and they will make it right. Do not forget to sign their 'wall' before you leave.

We really enjoyed our stay here in Jan / Feb 2012. We stayed for two nights, then went on a trip around Mae Hon Song, and were back for an additional eight nights.

We prefer to stay in the old city and like wandering around soaking up the local atomsphere. The staff were friendly, knowledge, and speak good English. Sam the owner is a lovely person.

The rooms were clean, large, and most importantly the beds were firm but not rock hard, a good nights sleep was ensured. Breakfast, which is an American style breakfast, got you started for the day. It is serverd in a little standalone cabin. You either sit inside or out in the garden under the trees. Just lovely! Coffee, tea and fruit are available all day long for free.

There was free wifi in the rooms; good signal and fast, which was nice. You are in walking distance to a variety of restaurants, coffee shops, 7-11, and massage places Prefectly placed.

The only slight downside was the water pressure in the shower; not great.

Overall we enjoyed our stay and would have no hestitation in recommending the Sawasdee Guest House.
