Thapae Boutique House is really charming and in a great, central location. The staff was extremely helpful and spoke great English. Free breakfast made-to-order and free computers to use (as well as wifi). Highly recommend!

For only 30AUD, it is very difficult to find a fault with this B&B/hotel. From the moment we arrived, our stay was pleasurable with a free upgrade and the addition of breakfast each morning.

The staff were the most friendly bunch of people that I have ever encountered at a B&B/hotel. One staff member in particular was so proud of Chiang Mai that she organised various drivers and activities for us to do including purchasing our Thai boxing tickets to ensure that we experienced everything Chiang Mai had to offer and would come back again. Everything she organised was significantly cheaper than anywhere else as well.

The rooms were very spacious and the beautiful Thai designs provided an authentic experience. The rooms contained a large fridge, couch, tv and an in room safe. Of our entire 2 week holiday, this was the only hotel to provide 2 real beds (1 single, 1 king/queen) and didn't just pull in a roll away bed.

Location was only a short walking distance from the famous night market. Sometimes the taxis had a hard time trying to find the hotel but this was never an issue. I recommend carrying around a small map (which the hotel provides) and pointing . There is a methadone clinic across the road however this provided no disturbance as there were always very few people there and it only opened at night.

With mostly "Excellent" and "Very Good" ratings on TA I thought this place must be a secret gem. So I booked my first night in Chiang Mai at the Thapae  Boutique House on Agoda for USD30.
At arrival the Hotel looked ok but not great, a theme that would repeat during my stay.

The woman at the reception was friendly but kept chatting away on her mobile phone for most of the time I was trying to check in.
The room (superior) was a big disappointment. The furniture is shabby, Peeled off lacquer, crocked and dorm room style looking. The bedsheet had yelow spots and the decorative pillows needed an urgent wash.
The bathrooms are dark and have rough, unfinished concrete walls. No shower curtain means you are rinsing down the entire bathroom when showering.

On the positive: The bed was firm, the aircon relatively quiet and efficient. The TV had• an OK number of international channels and there is a personal safe in the room.

The breakfast is your standard 2 eggs, ham, and toast fair. 

Thankfully I only booked for one night. There are many other good hotels in the area for a lot less money.

We just saw the hotel by an off chance and went back the next day after reading such good reviews! We only stayed two nights but could have stayed longer!

Beautiful authentic rooms, with Thai designs and bathrooms! Very clean and beds made daily with 2 free bottles of water daily!

Breakfast included, although basic was lovely and such good service and lovely place to eat it!

Location is brilliant down a side ride but near enough to everything-night bazaar and river!

The most amazing thing apart the hotel is the service- incredibly kind and helpful when we arrived offering us a good deal on our room. We then booked some trips with them and again got a great deal and lots of advice and opinions!! After we checked out we did a day and trip and came back around 4 but didn't have a flight till much later they offered us a place to shower with clean towels!! Again great service!!

Would strongly recommend this hotel if you looking for a nice get away Boutique!!

We selected ChiangMai as our honeymoon spot in Thailand because we wanted to be away from all the hustle and bustle. Just wanted peace and quiet, we LOVE shopping. The B&B was kind enough to arrange our pickup from the airport, which was delayed as the taxi driver couldn't find us and we couldn't find her :p

Upon reaching the hotel, about 10 mins drive, we were greeted by Kai who was the manager there. We had selected the normal Deluxe room which was a great value for money. It was clean, tidy and adequate to our needs. The room had a small fridge, television - cable, wardrobe for clothes and a dressing table. The bathroom was spacious and had heated and cold water.

The staff there was really helpful. They arranged taxis for us and also recommended some good places for us to visit. They also allowed us to use their kitchen during off times so we could heat our food. The breakfast was great and included in the room rates. Thou they end serving it at 10, so you better be up early. The B&B has a courtyard where one can sit and read - my wife loved hanging out there with the resident cat. The breakfast area also has a TV, computers and internet available.

The hotel is situated in middle of the market area, the famous night market is just a 10 min walk from the hotel and Anusarn market was 20 min walk (a great place which has plenty of Halal food). The sunday bazaar was 5 min walk. The local market; Warrorat, is about 15 mins away. There is also a 7-11 shop right next to the street.
The stay was well worth every penny spent and we look forward to visiting Thailand again next year and staying at Thapae Boutique. The best staff I have ever encountered in a B&B/hotel. Kai was a great person and so was Teep (sorry for the spelling error, if any, in the names). Over all a very good place to stay as it is comfortable, close to shops and has great staff.
