Mata Rocks has clean compact rooms (somewhat cramped bathroom) with good wifi. Located a bit further from town but they have free bikes that you can use to get around. As other reviews have mentioned, there can be a strong odor from the decaying seaweed that washes up on the beach in front of the hotel but this did seem to be an issue throughout San Pedro. All of the rooms surround the pool, which is nice for cooling off at day-end. In the morning they serve coffee, toast, juice and some fruit at the bar next to the pool. Would recommend as a basic budget hotel with friendly staff.

When we arrived at the Mata Rocks property, our room wasn't ready, there was no power, no water and no air conditioning. Hours after checking in, when power was restored,there was still no water. When the water came back, the pressure was extremely low, barely a trickle. On the first day of our stay, very dissatisfied with the property and our room, we asked for an upgrade. We were told there was no upgrade available.
The mattress hard was CRUNCHY….very uncomfortable!
The smell from the sea grass is like rotting flesh and can be smelled even inside the room.
When we asked Mata Rocks for a refund for the nights that we did not stay, Travelocity said they had to get permission to refund from the property owner. The property owner, who by the way lives in Texas and has NO idea what is happening on-site refused for the following reasons:
1. He said we refused an upgraded room
2. He said we refused the handyman entry into our room to investigate the sink issue
These reasons are lies!
1. WE asked for an upgrade and WE were told by his staff there were no upgrades to our room.
2. The handyman did come to our room when were packing to go to another property. We explained that we were packing and asked him to come back in 10 minutes when we were finished.

The Mata Rocks property is more like a hostel than a hotel. DO not stay here.

It was awful! A waste of money. The smell was unbearable. So much potential but what a disappointment. Blankets, towels were filthy, San Pedro alone never again. Don’t waste your money and stay in Hopkins.

We booked this hotel for 5 nights beginning August 31. When we arrived it smelled AWFUL. The room was small, but good enough. The employees working were friendly and because of the room and employees, I am giving a rating of a 2/5. If not for the friendly employees, it would definitely get a 1/5. There is no way to enjoy hanging out at this hotel- on the beach, in the pool, in the beach bar or even in your room because of the horrible stench. Right now, the Caribbean is getting hit with sargassum along the coast as it washes up from the ocean. It has been happening in many places and I feel sorry for those that have to deal with it. Having said that, we had to leave the hotel after night 2 because of the horrible smell from the sargassum that they are making no effort to clean at this hotel. We were told by every employee that it was the same all along the coast and that they were just having to deal with it. We checked out several other restaurants and beaches along the shore and although most of them have the sargassum, most of them are trying their best to clean it up using rakes and backhoes. They are removing it to try and deal with it. They are NOT removing it at Mata Rocks. It has built up so bad that it has started to putrify and has trash built up in it along with the sargassum. All of this together makes for a horrible smell that you can't deal with. After the 2nd night, we changed hotels and asked for a refund. The employees told us to call the owner. We did. He lives in Texas and doesn't seem to care that his hotel is not satisfactory to his guests. He said he has no control over mother nature and would not give us a refund, even a partial refund. He claimed that the employees were working on cleaning up the beach, but that was not the case. I have attached pictures of the shoreline at Mata Rocks where you can see that the beach is absolutely disgusting because of the rotting sargassum. I also took pictures of the beach at other locations where we ate dinner to show that if it is cleaned and removed, it doesn't turn a horrible black. It does not make the whole place smell. We enjoyed our new hotel about 1/2 mile away where they were cleaning it up. We also enjoyed the other restaurants where they cleaned up this issue. If it is properly cleaned, it doesn't smell as bad. My advice is to AVOID this place because it is bad enough to ruin your vacation. There are plenty of other options to choose from. I also think it's important for you to know that I am NOT a picky traveler. I have stayed all through Central America in places that were not as "quaint" as this place- but they didn't smell and the owner/management were working on any issues that they could. I don't usually complain, but I don't want anyone to have to pay for a 2nd hotel like we did. This was our 2nd trip to Belize and we love it and recommend it as a vacation- but not at this hotel.

Very clean and well kept hotel of 17 rooms. Staff are friendly and rooms kept spotless.
Only serves breakfast and nothing else so you can't eat lunch or a meal there and the bar is shut by 9pm.
The smell from the rotting sea grass is particularly bad at the hotel as they don't seem to clear it as well as others - it's a sulphur / bad egg smell we weren't warned about but is a problem right along that side of San Pedro. It's not great but you get used to it.
