OVERVIEW: My wife and I stayed here for a week after Labor Day. The views of the marsh from the deck are amazing, particularly at sunrise and sunset, as was the view of the stars at night. Short walk to the beach at the end of the road. Close to Wellfleet and Orleans, this cottage makes a good place from which to launch daily excursions.
Cottage has a lot of charm and some work has been put into it with newer floors, windows, and sliders. It would benefit a lot from better house cleaning between rentals, particularly mopping the floors. Saying that it comes with beach chairs is a stretch; there's a graveyard of chairs, a lawn mower, ladder, gas can, raft, and other "stuff" under the deck. I didn’t like my dog getting close to it.
We got rained in one day and the house gets musty, but the ceiling fans in the living room and the sliders to the deck made it a nice place to hunker down with a book. After one day, cabin fever sets in. There is an indoor dining table between the kitchen and living room, all open concept.
BEDROOMS: Beds are okay: 1 queen is very firm in a large bedroom with a dresser but a small and difficult to access closet. It’s too bad this bed isn’t a king size as the room is large enough to accommodate it. The other queen is softer, in a smaller bedroom with a larger closet but no dresser. Bunk bed room is tiny, beds are squishy, and no closet. Blankets were all in need of laundering.
KITCHEN: Washer for clothes hooks up to kitchen sink; we didn't use it. The adapter for the washing machine that is on the kitchen faucet makes it difficult to not spray water when you turn it on to fill a glass or pot. House coffee maker is a Keurig. We brought our own coffee maker, and we ate out every meal. If you are going to cook on your vacation, this kitchen will frustrate you with its limited counter space and no dishwasher. Otherwise it’s perfectly fine.
BATHROOMs: Outdoor shower has no cold water but delivers a nice warm to hot shower. Weeds are growing in it and the door is difficult to open. It could be awesome with a little work put into it. Would be nice if there were a slate path from the deck to the outdoor shower so you don’t have to walk over dirt. Indoor shower is basic tub with acrylic surround. Toilet is between vanity/sink and wall; it’s a bit cramped.
LIVING ROOM: Couch is white and looked/felt dirty but fine with a sheet draped over it. TV is old so don’t bring anything with an HDMI cable. Incredible selection of DVD's. Very comfortable reclining chair. Adequate seating for 3 to 4 people.
DECK: could use some comfortable chairs to relax in (plastic adirondack). Patio table chairs are newer but not comfortable. Patio table is nice. It needs an umbrella for shade as the morning sun is bright on the deck.
YARD: the brush on the perimeter of the property is encroaching; the bench in the picture hasn't moved but it’s no longer in the yard and no longer something you can sit on. Nice hammock and stand.

Great stay only issue was the Greenleaf flies. Location was very good, service was good, loved our stay.
