We stayed in Lodge 7 (Superior Queen Room I believe)

Pros:
(1) Cheap! It cost us barely RM470 for 5D4N.
(2) Flat screen TV with decent channels. You can also plug in your own USB.
(3) Comfortable bed and bedsheet.
(4) Clean room & bathroom.
(5) 2 restaurants (Anjung Ketam and another one we didn't get to try) and a couple mini marts within walking distance.
(6) A small stretch of beach right outside your door. Nothing fancy though.
(7) Tea-making facilities with decent 3-in-1 packets as well as complimentary water available.
(8) Free parking.

Cons:
(1) You're isolated except for the 2 restaurants so if you're planning on visiting the attractions or going shopping, I'd suggest renting a car.
(2) Not sound proof. I'm not sure about other rooms but we can hear everything that's happening outside.
(3) No breakfast and room service. Not really a problem for us cos we get breads and stuff beforehand for breakfast and you can always call the nearby restaurants and pick-up the food later. Take note that none of the nearby restaurants open for breakfast.
(4) Poor wifi reception.
(5) Not sure if it's just us but no one came to clean for that 5D4N we were there. We didn't mind & didn't make a mess but if you need them to clean up, you may want to get this clarified from the get go.
(6) No mini fridge.
(7) The aircond worked fine but it took a while before the room temperature went down. Couple hours or so?
(8) Our room was slightly on the smaller sight & barely fit our 2 cabin-sized luggage with just enough space for 2 muslims to pray. But there are larger rooms if you need the space.
(9) Wet bathroom. The shower and toilet are in the same space & the shower is not in a cubicle so the whole floor might get wet.

All in all, the cons are negligible in our opinion as there are always other ways to go about it. It's all in your preferences but if you're looking for something that is luxurious and nearby all the attractions, this is definitely not it.

the room was clean and tidy...spacious and comfy .. great time staying here with my wife and 3 kids... easy on your budget too... a bit far from the town ... good if you are travelling with own transportation.

I haven't stayed there because I got email from them that their management will be changed soon and no more Papayas.
I guess until the end of June, they are still as Papayas.

Good to hear the notification from them nicely.

We arrived to Papayas on recommendation from a friend and were not disappointed. Being on a backpackers budget they were more than happy to let us camp there right by the beachside... next to a pretty cool shipwreck. The food was great and affordable, especially the burgers, a must try! The staff were amazing making sure we had everything we needed. We stayed up late over a few beers with Jarred and Hijam, talking about Labuan and its history. A cool place known for its duty free goods (RM1.40 for a beer). Overall a beautiful little beach resort with a very laidback vibe and welcoming staff. If you make it to labuan (and you should), make sure to go to Papayas.

We visited the island of Labuan with our friends, I was stationed on Labuan 50 years ago and always wanted to re-visit because of the beaches , and the memories of by gone years.
My friend and I were surprised to find little change to the town, except that most of the bars we knew had gone over to coffee and eating houses, but its understandable with the closure of the RAF base and the demand for bars gone.
We had trouble with finding a hotel that would be interested in us staying for only one night, we were looking at a 300 ringgits a night which we thought would be about four stars.
We finally found the Papayas Beach Lodge and to our surprise we were quoted 120 ringgits B&B.
When we arrived at the Lodge we were met by the friendly owner, then shown our rooms.
Disappointed is an understatement !! But when we thought about the price we realised if you want Hilton you have to pay Hilton.
The Papayas Beach is great for back packers or one/two nights stay. The air conditioned rooms are very basic, with clean and on suite means a tiny "wet" room with wash basin, toilet and shower with hot and cold water.
There are no wardrobes just hooks on the wall and a bed on the floor. ( comfortable though).
The food served is very tasty , filling and cheap, We enjoyed a breakfast of fried egg, non pork sausages with bread rolls and noodles if you wanted them.
Lovely clean white sand beach so don't forget your swimming gear like we did.
All in all we enjoyed our cheap stay at a very friendly clean site, just don't expect the Ritz at these prices.

Room Tip: Like I said don't expect too much at this price, and I wouldn't recommend a long stay.
