An 18th Century Tithe Barn converted to the highest standard offering luxury accommodation for 12 people in three double ensuite rooms, 1 family room with 2 doubles and ensuite, and one twin ensuite. The gym and sauna is a few steps from the kitchen door and also has surround sound, Wii and plasma TV available. Leigh Barn is set in 4.5 acres in the charming town of Bradford on Avon with its many restaurants, pubs and shops. It is one stop by train to Bath Spa. If your numbers exceed the capacity then you can also rent the Bake House on the same grounds which can accommodate another 4-5 people. The Ground Floor Huge crook beams, smooth stone floors, white-washed walls taking your eye up to the ancient oak rafters, with a cascading brass chandelier hanging from the beams. The big barn doors have been glazed to light up the open-plan living and dining room. It is warm and inviting (under floor heating) with 2 great 'L' shaped leather sofas behind and large antique coffee table, a broad wood-burning stove packed with logs, lots of good books, games and movies and a TV (with Sky, HD, Box office, Kids TV and Sky Sports, and DVD). There is also a Bose stereo for your ipod, with great sound quality and Wi Fi connection is available throughout the barn. The long, pretty French country table seats up to 12 and is placed in front of a set of broad glazed barn doors that swing back in warm weather. The table can be extended to seat up to 18. The Kitchen The bright and sturdy oak and stone Kitchen is in the old bull pit which is a couple of steps down from the Living room. There is a big electric range with 2 ovens, a grill and a warming plate and a 6 ring gas hob. Also here is a microwave, a dishwasher, and a large fridge. There is additional fridge space in the stable at request and laundry facilities across the yard in the games room. The Bedrooms The owner adores vintage finds from French provincial markets and has created four charming bedrooms, every room in the barn is elegant, luxurious and decorated with original artwork. The exposed beams and stonework create a wonderfully rustic and romantic setting. There are 5 bedrooms in total, all have ensuite bathrooms. On the ground floor on the south side of The Barn is a delightful and spacious twin room with oak paneling wrapped comfortingly around two single antique beds. It has a contemporary oak paneled ensuite with decorative stone tiling. There is a bath (with shower over) a recessed hand basin , a WC and lots of storage. An Oak bridge spans across the living areas below and leads into two more bedrooms. Low beams and low doorways are a feature of these atmospheric rooms. They carry the weight of history so watch your head on them! A pretty double bedroom under the eaves has a white king size brass bed. It has a chest of drawers, a dressing mirror and an inviting chaise. There is a small oak panelled ensuite with bath, hand basin, and WC. Across the bridge is a handsome double room with a king size sleigh bed, a wardrobe and chest of drawers, an elegant chaise, and a clothes rail. The ensuite has a bath, hand basin and WC. 2 further rooms called The Hayloft and Empire are reached through a separate door from the lounge. Empire room is the newest room and is full of French antique furniture harking back to a more elegant era. The ornate fabric embossed king sized beds have marble topped nightstands with lamps either side. There is a full height chestnut wood painted armoire with a mirror and a gilt chair. The walnut and marble 'Empire' chest of drawers sits along one wall with a gorgeous mirror above. The bathroom has a walk in shower with wood effect tiles and Cath Kidson flooring. There is a vanity unit, mirror, shelves and a loo. The Hayloft room is up a stairway, and has a double room with a white king size brass bed, fitted storage, a chest of drawers and a little chaise. The ensuite has a bath (with shower over) a hand basin and a WC. The Old Dairy The old dairy has been renovated and boasts a fabulous sauna to seat 8 people, a shower, and a utility area with washer/dryer in one area. There is also some exercise equipment including stepping machine, treadmill and rowing machine. If exercise doesn`t excite you then you can relax on one of the 2 sofas and enjoy listening to music, playing wii or watching TV. The state of the art gym and sauna is shared with those renting the bake house and also the Owners. The Grounds In this rural setting, The Barn, The Bake House and Leigh House, (the owner's residence) are clustered in a 'u' shape around an idyllic planted courtyard with the original well that supplied the farm. These wonderful old buildings are surrounded by cobbled paths, gardens, orchard, paddocks and fields with southerly views towards Salisbury Plains and The Whitehorse at Westbury . Behind the Bake house is a large secure walled garden with a lavender walkway leading to a rose arbor

Bathrooms
To add to my previous review there are five en suite bathrooms, two have a bath and the other three have a shower cubicle. Which was fine for us. An observation made by some of our party was that a downstairs cloakroom would be handy but I don't know where you would put it!

Lovely for a family celebration
Leigh barn is ideal for a family celebration with 5 spacious bedrooms and a huge living room. The only problem was that the cooker was a bit old and the main oven would not ignite. There were plenty of walks if you don't mind hills and Bradford on Avon is a picturesque town with a river and plenty of eating places. We even saw a pair of kingfishers! Would love to go again.

Perfect venue for a family celebration
This is the third time I have stayed at Leigh Barn. The first 2 were with my husband's family but this last occasion was to celebrate my mother's 90th. The ages ranged from 90 down to 5 and suited everyone. It is a stunning location - a beautiful atmospheric building beautifully and comfortably furnished. Every room has a "wow factor". The host Sue was so easy to deal with and made every effort to make our stay comfortable - I cant wait for an excuse to visit again.

Great place to spend time with friends
Went for a joint retirement/birthday celebration - a lovely place to stay with all the rooms being a good size, and decorated to a high standard. The lounge, kitchen and dining room all are perfect for a dinner party/chilling out or even having a dance!! Very easy to get the recommended caterer to drop off some great food... saves all the hassle ... just warm it up ! And Bradford on Avon is a very quaint place to visit. Were there only 2 nights and didn't get round to using the gym of having time in grounds.... thats for a return visit in the summer !!

Amazing barn
I stayed here with 9 of my friends to celebrate my 40th birthday and I couldn't fault it. The barn was absolutely stunning and the location is good. Sue the owner was lovely and always on hand if we needed her, there was also a delicious cake there for us on our arrival. I would definitely stay here again. The mattresses were so comfy and luxurious.

A mixed bag. Lovely house, but watch out for the extra charges!
Firstly, this is an outstandingly lovely and comfortable place to stay. The space is beautiful, the wood burning stove kept it warm and cozy, the bedrooms were spacious, the showers were good. On top of that, what a fantastic barn to use too, with table-tennis table, table football, exercise machines AND a sauna. I would happily have moved in permanently. Full disclosure - we were there for a stag weekend, which I'm sure is always a bit of a worry for any home owner. However, we're generally a lovely bunch of guys and our wives / girlfriends were very much referring to this as a hen weekend! Over the weekend, one guy was sick in a bedroom and this was cleared up, carpet cleaner used on the floor etc. We also missed a wine stain on a wall in the barn. The rest of the house was spotless though, which isn't a surprise given that three of our group are the most OCD people I have ever met. It's very much a matter of pride for them to leave any house as tidy as it was when we arrived. We had to drag one of them out of the house eventually, as he was giving the counters yet another wipe. We were a little surprised that the owner said that the floor that someone had been sick on needed a clean, but had no complaints with that or needing to deal with a wine stain on a wall. However, a number of other claims were made that, frankly, can only be viewed as an attempt to extort extra revenue from a large group of guys having stayed. - Most ridiculously, the owner tried to charge us for damaging two pans. We had used these pans to cook on the gas hob in the kitchen. They were cleaned by one of our OCD friends afterwards. She claimed the bottoms of the pans had been damaged by us using them and needed to be replaced. I have no doubt they were left in exactly the same condition they were in when we arrived and any discolouration of the bottom of the pans has been from frequent use on the gas hob in the kitchen. - Just as ridiculously, we are supposed to have removed some screws from a cross-training machine in the barn. How or why we are supposed to have done this is a total mystery but we have been charged for the repair of the machine. - A number of pairs of slippers were in a basket by the stairs. Some of the group used these and are accused of having taken them when we left. Nobody did, which is rather hard to prove. I suspect slippers were probably left in bathrooms, or under beds, rather than being replaced in the basket. - We stand accused of having taken boxing equipment. Nobody did, and our stag clearly remembers putting the equipment back in its place himself. Again, we have been charged for replacements. - The owner claimed we were such a badly behaved group that she twice had to come into the house to clear up after us while we were out. She must have been incredibly camouflaged, because the whole group was only out of the house once all weekend and the house was spotless when we did. It also seems rather odd that she would enter a leased property while we were out anyway. It all leaves rather a bad taste in the mouth when you feel that someone has decided to try to extract money they are not really owed, particularly when they are so obviously taking the piss. In summary, go and stay at Leigh Barn - it's lovely - but be very careful of hidden extra charges that may come your way. I would recommend taking the same approach as you would do with a hire car. Walk around the property with the owner when you arrive and check that equipment is there and in working order, and that you know what state all kitchen items are in. From our experience, I would suggest taking photographs. Lots of them. When you leave, do the same and walk around with the owner and ask them to point out anything they are not satisfied with. When we were staying here, I would have recommended this place to any of my friends or family looking for somewhere to stay in the area. Now, I wouldn't recommend it anyone I know.

Sorry to read your testimonial. I have managed this property for a few years now and can honestly count on one hand how many times we have ever had to use some of a guest’s deposit. Your case was exceptional. I appreciate Guests have different interpretations of how a property is left or how things could get damaged. The Owner did mention she walked past the games room and saw one of the guys, dressed in a long wig and bra, hammering away at the cross trainer so this is perhaps the reason it got broken. We certainly want all our guests to have an amazing time and all of the testimonial on the Bath Holiday Rentals website will support that they do. We just ask that the property is respected.

The perfect family holiday home from home
Excellent base for exploring Bath and surrounding area's. Lots to see and do definitely recommend Longleat Safari. We were made very welcome and the cream tea on arrival was a lovely touch. The accommodation was superb and to a very high standard offering everything and more that we needed. As a large family with children to entertain we particularly enjoyed the large outside space for ball games.

Fabulous venue for a get-together!
Two night stay at the Barn celebrating my 50th. Fabulous venue, beautifully decorated, warm and probably the most comfortable beds we had ever slept in! Great place for a holiday, family and friend get-together or just about anything else. Champagne left in the fridge....what more could you ask for!
