This was our first experience with self-catering and we had a great time. The apartment is on the first floor of a house, about 5 minutes walk from the sea. It's a nice location, facing a quiet street on one side and a square on the other. This can get a bit noisy in the morning and on Saturday night, but it's not a problem. There's a cafe right below, and two others about 1 min walk, with great pastries. Plus a super-market where you can get all you need and restaurants. All within 10 min walking distance. An additional bonus is the bus station in the park down the street. You can take Vaibus from here to Pisa airport, Lucca or Florence. This is much cheaper (and closer) than going for the train.

The apartment is nice and spacious, with a large bed and large couch, which can also extend into a bed so the apartment can easily fit 4 people. Kitchen is also large enough with plenty of plates, pans and cooking space. No microwave or oven but I can't imagine baking at 30 degrees.
The TV is fairly modern, with USB and HDMI connection, so you can bring your movie collection if you're not a big fan of Italian TV.

The manager, Gioia, is very welcoming and accommodating. She replied quickly to our initial request and was always helpful meeting our demands and friendly with recommendations of restaurants and cafes.

We had a really nice time and would recommend this to anyone.

As a tip - Viareggio has private, paid, beaches. The basic package is paying for an umbrella with two beach chairs. The prices vary, mostly based on space (squared meters) under the umbrella and amenities. The cheapest we found (going from the port northwards) is Marco Polo beach, maybe 5 minutes up the promenade, which was 50E for a week in September. Others can go above 150E. So it's worth looking around a bit before you select one.
