We stayed in a triple sea view room for 2 nights B&B, pre-paid, We required a sea front location as the purpose of the visit was for my husband to take part in the Waitrose great beach clean on the Saturday.. After reading reviews, we felt a little anxious, but there was no need as we were very pleased with our stay at this hotel. It's a Listed Building and yes, you can see some cracks in the wallpaper and areas where up to date electrics/fire alarms have been installed, which is very comforting from a guest point of view.. Overall our bedroom was very pleasant, fitted carpet, tv, complimentary tea/coffee & biscuits, bed and duvets very clean, bathroom was modern, yes small, but again very clean with white fluffed up towels, corner shower, modern toilet and washbasin with stand, ceramic floor. Housekeeping excellent/first class. The view of the sea was lovely. Added bonus to have a lift working perfectly. The two main rooms on the ground floor, one a bar/lounge the other a sitting room with ceramic floor making ease for guests with mobility scooters who could park up in this room. The leather furniture is very comfortable and there's a good display of 'things to do' locally. Decor very neutral, overall a plesant room to sit and watch the world go by. The restaurant in the basement is well decorated, we didn't eat evening meal at the hotel but the breakfasts were excellent, full English, range of juice, tea/coffee machine. We took our cocker spaniel who enjoyed the other dogs staying at the same time, all looked happy and content. The lady on reception during our stay was very friendly and welcoming. We would recommend this hotel to travellers with or without dogs, excellent situation and location with plenty of parking along the front, free after 16:00hrs. We didn't use the hotel car park to the rear, relied on parking along the front.

A budget hotel.
The parking offered is very poor.
Ended up - In the street around.
So best assume no on site parking.
Room and hotel very good for the money.
The breakfast buffet also very good quality
Reception/ bar staff pleasant.
Lots of stairs! But there is a lift.

This hotel is central location on the seafront with parking if you get there first come first servered but rather basic in fact it is more of a large B and B.
There is a bar area but not very well used you can sit outside but once again this is rather basic just a few tables and chairs the lounge area was nice but we never saw anyone use it.
We booked a top floor back room which is what we got had it be up in the loft area so rather low ceiling and slopping roof. We didnt need an alarm clock as we had a morning visitor (seagull) on the small roof outside our window i expect someone at some time may have fed him, as he use to look into the room as if waiting. The room was basic and not much room in the bathroom. The shower was ok when water was available so timimg the shower to a min or work out when not everyone else having one .
Breakfast was a buffet and plentiful but on all three mornings we found it to be cold If you are gluten free take your own bread they did have porridge and a cereal option. They serve evening meals but we did not give it a go so can not comment..
We felt that the price we paid was over and above what we felt it was worth.
The place was clean and staff were friendly but we would not be staying again.
Our room was 303.

Room Tip: 303 is in the loft area
