Stayed for one week end of May. The hotel is one of 3, you can use the facilities at all.
You can’t check in til 14:00, but they will store your luggage until then. So here’s my only complaint, we went out for food, returned at 14:45 and our room still wasn’t ready. The hotel is clean if somewhat dated in parts. Our room had obviously been renovated and was bright and clean. The balcony was small but functional and the pigeons like to visit regularly! The room was big enough for 2, plenty of storage, with a little kitchenette hidden behind a door. No kettle, despite mailing beforehand and being told no kettle but there was a boiler. Not sure what a ‘boiler’ is to Madeirians, to me it’s got boiling water, to them it’s possibly a pan! Didn’t matter had beer instead! Bathroom - no problems does what it’s suppose to. Safety deposit box has to be paid for.
Dining room - rather dated, old fashioned wood panelling, but the breakfasts were good with plenty of choice. We got there at 9 00 most days, still a good selection, and staff regularly checked and refilled. Staff were pleasant and attentive.
The pool was clean, plenty of beds and you can use the outdoor or indoor pool in the other hotel further up the hill.
This hotel is on a hill and the other two are behind it. If you have any mobility issues do not book these hotels. That said, most of Madeira is on a hill.
Plenty of bars, restaurants and a mini market within walking distance. Buses and taxis available. Steep hill down to more restaurants, shops and lido.
Note: there is no beach hence the lido.

Stayed in room 704 (7th floor on right of hotel) Good, very clean room with cooking facilities (but no kettle?) with balcony. Building work going on next door which we knew about beforehand so no complaints there. The builders work from 8 - 6pm and very, very noisy but probably will be completed in next few months. We planned to tour island so this didn't bother us, but stayed in the room on day 4 and the noise drove us up the wall. Road can be a little noisy as a lot of drivers enjoy blowing their horns for some reason (this happens everywhere) but overall pretty good view of sea. Nice and relaxing on balcony in evenings when building work stopped. Room very hot as no through ventilation so we propped door open a little to allow a nice cool breeze to blow through to the balcony from communal hallway. (only in day - not night time) Well positioned for all local restaurants and about 25 minutes from town centre. (Bus stop nearby) We went bed and breakfast. Breakfast was egg, their version of bacon, runny beans, chopped up hot dog sausage and continental alternatives - bread, juices etc. It done ok for my husband because he'll eat almost anything. I just had a bacon sandwich every day. He liked coffee. I found it very strong. We never tried any of the facilities because we were out all day so can't comment on them. Staff very friendly. Good deals if you check prices about 14 -18 days before hand. Would we stay there again - yes - once building work finished.

Room Tip: Obviously the higher you go the better the view.

The works next door are due to be finished in the next couple of months, they are already enclosing all walls and then the interior work will start, which will cause no further disturbances. The hotel is in need of investment to bring it up to todays standards. The pool area in particular wasn't for me, I felt the 1970s worn dated astro turf wasnt hygienic, the pool itself had tiles missing and there was a black tide mark around the edge. Having said this the pool itself was cleaned regularly .
Another area of disappointment was the rundown look from the outside. Desperately needs painting.
The same goes for the dining room, its old fashioned and dated. The breakfast was ok, the food didn't seem to be great quality and was repetitive but we never left hungry..
The saving grace for this hotel was the room. Our room was large and clean. The towels where changed daily and housekeeping was excellent. Parts of the room looked recently refurbed, the kitchen was modern, as was the bathroom vanity unit and furniture, and floor tiles.. There was no vent in the bathroom, and so some of the grout was little black, I felt a bit of spray bleach would have sorted this. The hairdryer was good and new looking. The shower was powerful and always hot water .
I would say if you are on a budget and don't want to lie around a pool all day then you'll be ok at this hotel. If you can afford better then you should go for better. To be honest I'm surprised at TUI for using this hotel. We did a late booking so we thought the decent price was because of this. Next time I'll do my research and check out the star ratings.
Purely because of the amount of negative comments I think the group should take the feedback seriously. This isn't a report to criticise, but based purely on what I found.

stayed 2 weeks B&B and were more than pleased - no complaints - yes it is outdated and not very modern but the rooms are very clean & spacious, with kitchenette, balcony - we had sea view - TV with over 80 channels most in English - good selection for breakfast, friendly smiley staff, for me what sold it was the position - ideal for pubs, restaurants, bus stops,taxi ranks, Funchal centre, forum shops, lido and one less hill than some other hotels - can use facilities of sister hotels behind - i would say dont dismiss it out of hand give it a go you may be pleasantly surprised

Room Tip: room 708 fab view can lie on bed and see the sea, quiet, clean overall no complaints

not a 3 star only a 2 , rooms very poor , need to be up dated , carpets have stains , balcony has bird droppings , mattress has over hanging topper , food warm ,unless you got there at 7pm when it just came out , then it was a mad dash, no hot plates ,to put you warm food on , limited choice , food layout was all back to front , so everyone was in each others way , and we ate out more than we ate in just so that we could get a hot and enjoyable meal , breakfast was fair , but don't expect to get a hot fried breakfast unless you get in when doors open , as it will be warm and greasy ,, , cutlery was all odd , forks bent , dinning area was uninviting ,staff far and looked over worked , our room over looked building site , and as rooms don't have ac , you wanted to leave balcony door open , don't , as noise from builders will drive you mad , they would start any time from 7.40/8 am till gone 6pm , mon to fri , I know as I did look at my watch , and thought you are having a laugh , after the first few days I wanted to go home , and what was the point in asking to move , are room was not ready till 2.30pm as other people had not gone and we were told that they were fully booked , , we enjoyed madeira the country is beautiful , we made lovely friends from our last visit , and that was the only thing that kept us , i would not have picked a 2 star hotel , but a 3 is normally ok , the photos looked good , how misleading this is , don't waste you time and money on this hotel , we will not be staying here again ,
