Just the facts:
We arrived on our much anticipated 5 nights in Venice at about 1am, thankfully carrying just hand baggage. Reception had no record of our booking, made through Travel Republic, a very reputable and reliable agent in our previous experience. After a call to ask his boss what to do, the night porter reluctantly gave us a room for the night (thankfully they had one!) with the promise to sort it out in the morning.
The room was damp and smelled badly, and was sort of attic thing with a low roof, awkward low beams, and weak air conditioning that also smelled badly. No lift to the room and awkward, dark stairwells.
In the morning a new and grumpy reception guy was blunt and rude, and denied all knowledge not just of the booking but also of Travel Republic! Instead of saying 'Don't worry, sorry you are having this experience, what can we do to help?', he automatically assumed we would be checking out, implied the whole thing was our fault, and then sort of went back on what he had said by saying it was just a lost booking.
Happily, based on our observation of the hotel, we had booked another place before going to sleep, so we did check out, and then went to a brilliant place for about the same price much closer to St Mark's Square.

Room Tip: The pictures on the site are not true - don't believe them

We arrived by train with heavy rucksacks and were delighted the hotel was so close to the Venice St Lucia station. A quick 200m walk and we arrived.
Reception was a mixed bag with a grumpy old guy and two very friendly younger girls with excellent English.
Our room was a striking dark red number with very effective air conditioning. We had to ask reception to turn it off overnight! Sadly no hot water for a mid afternoon shower, but all in all the hotel was just what we needed with a modest but perfectly adequate breakfast to top it all off.
For the price and location this hotel is hard to beat.

Ideally situated to catch a cruise the next day. Clean and well presented, with an excellent plentiful breakfast. As previously mentioned grumpy older gentleman behind the desk, other staff very nice. Arriving early about 12 pm, and after being awake since 2 am I did request by e-mail an early room if possible.(from which we had no response).That said there must have been rooms available at 12pm but the old gent insisted on keeping us until 2pm.The staff on departure were much nicer.

Room Tip: Our double room was a bit small,so ok for a short stay.

If you travel to Venice by train, the location is perfect as you have to move your luggage just about 100 nettes down the road. Check-in was quick,and staff at reception were friendly and helpful. We got very good restaurant recommendations. A vaporetto station is close, and you can walk to Rialto in about 20 minutes. The hotel is no beauty, but has a certain charme. Our room was nice, if not grand. The bathroom was OK, though there was only a trickle of water from the tap and the window not to be opened.
Breakfast was very good as long as you are not keen on eggs. WiFi is free and works well.

If you travel by train and don't want to drag your luggage up and down the bridges to your hotel, the location of Belle Epoque is perfect. Only a couple minutes walk from the train station and steps away from the water buses. Our rooms had comfortable beds and a good air conditioner. If you plan on watching TV you might be disappointed, there are hardly any channels, but it wasn't a problem for us (too much to do and see!). The breakfast was plentiful and the staff nice (didn't come across any rudeness mentioned in some of the reviews). Overall great value for the money.

Room Tip: Choose a room on the second or third floor if you want to have an elevator access
