Good location for a night spent in Dublin. The room was reasonable and had the usuals. It was very clean and the bathroom was quite large. Breakfast was nice...good range of cooked food ranging from traditional Irish breakfast to French toast, waffles and omelettes. Granola cereal was rather yummy too. Service was good...check in was swift and they were helpful with a map and ordering a taxi for us.

We stayed here for several nights while we toured Dublin. The location of the hotel is very good. It is outside of the touristy area but a short walk. There is a pickup for the Hop on/Hop off bus and excursion buses are near by. The restaurant options were great. The breakfast service was nice. Rooms were sufficient. We had a couple of circumstances where the hotel service was missing the usual personal Irish touch. The owner does not appear to live on site and staff has little discretion. They have a very literal interpretation of their cancellation policy. If we stay in Dublin, we try a different hotel in the area.

Room tip: We stayed by the front door and window overlooked the street and car park. Room was quiet.

This review is based on two different stays on the same trip.

We stayed here on the beginning of our trip for two nights, and I would have ranked it 2 stars for those two nights. We were in a twin room in ROOM 11, which was on the first floor facing the street. This room was right underneath the common room, and the entry way. The window was right below the stairs to the front door, the door bell and intercom for people to ring when they arrived. It was very very loud, and I would never stay in this room again. The drain in the shower/bath tub was not draining so you were standing in 1-2 inches of still water for your shower. The bathroom light switch- the plastic piece came off every time you turned the light on or off. And my cousin said that his bag looks like it was searched through based on how he had set it up (I personally cannot say either way).

On our last night of our trip, they had availability, and we were looking at the last minute so we stayed here again, this time we stayed in a twin room on the second floor facing the garden. I would give this room 4 stars. It was very quiet and peaceful with a nice view of the garden. A much nicer room!

The area the B&B is located in is a very nice residential area, and all walking distance (for us) to Trinity College, St. Patrick's Cathedral, Christ Church, National Gallery, Grafton Street and Temple Bar. We also walked to Guinness Storehouse, but I would say that its a bit of a distance from the B&B.

Room tip: Room 11 is very loud, Rooms facing the garden have a nice view and are quiet.

Just a short trip to Dublin to visit friends and see the sights. Enhanced by this charming hotel with it's equally charming staff. Had a pleasant double room with en suite bath and shower. Breakfast was tasty with plenty of options - I had the full Irish with black and white puddings, my partner had the mini Irish which just had bacon, sausage, egg, tomato, toast etc, plus there was an excellent array of fruit, yogurt, and cereals. Nothing was too much trouble and I will be coming back next time we visit Dublin.

Room tip: We had a ground floor room with two double beds so we had one each, slept like a log!

Our one night stay was wonderful. We had a gorgeous room with fireplace (despite not being able to use it!) bed was large and comfortable. Plenty room in en-suite. Breakfast was in an Atrium like environment overlooking the gardens. Absolutely beautiful. Breakfast was delicious and excellent coffee. Easy walk to central Dublin. The receptionist, Maria was very kind and accommodated our car parking needs. Thank you.
