I had a room on the second floor (12) which meant a lot of stair climbing, and the stair carpet is coming away in places. Room was at the back of the hotel and backed onto a construction site at the minute, so from 7.30 when the site started you could hear the noise from them, but that is nothing to the noise from the neighbouring rooms, the first couple of nights the snoring was so loud I couldn't sleep so ended up having to pull the bed to the other side of the room to lessen the noise, tv could be heard in other room so soundproofing is a definite issue. The curtains didn't quite fit the Windows, but room was clean.

I booked this hotel through booking.com as was just staying one night. I then decided to stay a second night but couldn't book for the second night as full.....I'm pleased that was the case because having no bathroom in the room was a big let down for me.....it was not mentioned on booking. I normally need the bathroom once or twice during the night so a real no no for me not to have an en suite bathroom. The impression I then got was that it was my bathroom not a shared one but in the morning there were wet towels strewn across the floor, and other assorted bits and bobs....I didn't use the shower as not cleaned up by previous user just had a quick wash and got out fast! The bed squeezed on every move and the base seemed to be hand made and jutted out .... I smashed my leg on it whilst negotiating the narrow space between the bed and the wall! One curtain was hanging off the rail letting light in when you closed it and the dust in the folds was disgusting and the curtain was right over the bed so the dust raining down onto the pillow. The tv remote was filthy .... I cleaned it as best as I could but it hadn't been cleaned for ages if ever! This accommodation would be ok for one night or for youngsters wanting a cheap basic stay as very well priced for Edinburgh
It has more of a hostel feel than a hotel but if I could be sure that it had been cleaned I would stay again if I couldn't afford better! The only staff member that I encountered was pleasant and polite...I decided not to take breakfast so cannot comment on the food.

We had two fantastic nights here! The room is big, the price is very reasonable! It was clean, the bathroom en suite and the beds were good. The staff is very polite, helpful and friendly. We would definitely come back!

My wife and I stayed here for one night. We were going to see a show in the city and the hotel was really close by. We thought it being in the city centre that the standards would be quite high although truth be told the price should of been the first red flag. The entire hotel needs updating. Our room was spacious but not very clean. The furniture seemed to have taken somewhat of a beating and hadn't been dusted very well or recently, the extractor fan in the bathroom was nearly clogged with dust and debris. The bed was crooked and squeaked quite loudly and my wife was unable to get a good nights sleep and the television controls didn't work. I'm not sure if they advertise having WiFi but it's only available at and around the front desk. Breakfast left a lot to be desired billed as a Full Scottish breakfast but only consisted of Bacon, a sausage, a spoonful of beans, egg (scrambled or fried) and a hash brown. All of which was reheated to order apart from the egg. All of that being said the staff were friendly and the hotel was cheap. We only stayed one night and were not in the room or building very much so these things didn't bother us too much but don't think I would book again.

I stayed here for just one night and one night only in 2016 due to it being the most affordable I could find - £31.50. My room was the narrowness of a wardrobe, the bed had one pillow the thickness of a towel, the curtains were paper-thin and looked out onto the street so I got no sleep at all because of street-lights and traffic noise. My room had no adjoining bathroom, instead I had to use a shared bathroom across the hall, not easy if you forget something. All in all, a dingy hovel I wouldn't recommend or return to. Stay away!
