We stayed here for a family celebration and the location, setting and layout were great and the house worked really well for us. However there were a few areas where the property could be improved to make it really great.

We were travelling with small children who adored the playroom and the large selection of toys and books, but we were disappointed by the outside play area. The photos on the website show a climbing frame, slide and playhouse but in fact none of that was there - just a broken swing. It was not securely enclosed either, the children were able to access the riverbank through a gap in the fence.

The kitchen was well equipped which was great when catering for a large group, but the other rooms could have done with updating and refreshing as the decor was rather tired. The shower in the bathroom on the top floor had very low pressure and the bedroom we stayed in had a very soft mattress, which we found quite uncomfortable, and a large heavy free standing mirror which was broken and just propped up against the eaves - fortunately we realised before any of the children pulled it over on themselves. It was good to have a proper cot though.

We were lucky enough to have some decent weather but couldn't really benefit from it inside as a number of the windows were painted shut and there was no key to open the doors from the kitchen onto the patio.

And finally, it was good to have free wifi but the range was very limited - there only seemed to be connectivity on the same floor as the router.

“Stunning setting, well equipped”

Lovely spot, not too far out of peebles, but car essential. Plenty of parking. Spacious house, good quality furnishings and extras in the house - not total luxury, but perfectly acceptable and the kitchen is lovely. Could have done with an extra bathroom as there were 9 adults and one baby in the house. Dishwasher, wifi, TVs, equipped playroom, iron etc all proved useful. Thanks.

“Lovely home from home!”

We absolutely loved our stay at the Mill House. The house is spacious, comfortable, and very well equipped (especially the kitchen). The location is gorgeous too, and we even enjoyed watching some little ducklings swim along the lake. 

Would definitely recommend :)

“Perfect house for family holiday!!”

We booked the Mill House to stay in for a family wedding in Peebles. Even though it said on the website the house catered for 10 people we were unsure what kind of house to expect. One by one we arrived at the house to be more than pleasantly surprised to see the house we had just rented.
There is nothing that this house does not have in the kitchen. From pots to pans, to baking facilities, and more than enough utensils to facilitate cooking for a large group of people. Even the booklet provided in the house gives you all the information you will need to know. The location of the house is perfect just a short spin out of the village. If we were going back to Peebles this is definitely the house we would come back to. The people in the village were so friendly to us visitors and coming from Donegal in Ireland it was like home from home. The only bit of criticism I would have about the house is that it can be slightly cold during the night so might be worth paying extra for heating... Highly recommend this house as a perfect family holiday.

“A great party weekend with family and partners”

We had a great time at the Mill House. It's a beautiful spot and a lovely house on the river just outside Peebles. A great big kitchen to cook and enjoy meals together plus ample room so we didn't feel on top of each other. The dogs enjoyed careering about in the gardens.

We took advantage of the location by the girls having a day at Stobo Castle spa while the boys went mountain biking at Glentress.

We also had a great dinner out in Peebles at the Sunflower restaurant.

Would thoroughly recommend this house to groups of friends or family.
