My sister and I have stayed at Sycamore House twice, and have tried both bedrooms!

Yes, you may think £80 is pricy for a B&B but both bedrooms are beautifully decorated and very big. We found it no problem that the bathroom for one of the rooms is across the hall, in fact we chose that room on our first visit because it was the middle of Summer and we thought we'd need the window open and that was the back bedroom. The other room looks onto the main road, but that is the one with the en suite in the room. Your choice!

Both bathrooms are stunning!

I can't comment on breakfast, as my sister and I are late risers and rarely make breakfast in any hotel! We found the gentleman who runs the B&B extremely helpful and friendly.

The only thing that puts us off is the parking - you have to be up by 10am to move the car, or to put a new residents' parking permit inside, and that's if you've managed to park in the road at all, you may have to go to a pay and display car park, which also means moving/paying for a new ticket by 9am.

Room Tip: Either room is beautiful and large. The room overlooking the garden has bathroom across the hall, the one overlooking the road is en-suite.

We are fortunate to know the owner of an excellent restaurant in Bury st Edmunds and when every possible go there for the evening. We would normally book in the Cannon Brewery (which is also good) for the night as it’s opposite Pea Porridge Restaurant however on this occasion they were fully booked and recommended the Sycamore. From the moment we booked to the morning we left we found this B & B and host to be excellent. The rooms were big and exceptionally clean (twin rooms only). The bathrooms were modern and well equip, and the breakfast was very good. Location is brilliant too as it’s within walking distance of the town centre. We found Julian our host to be very accommodating and gave us advise at the time of booking about were to park and the restriction.

The property seems nice enough when you arrive however, when you get to know the male owner you may think differently.

We arrived in the afternoon as we had advised and tried the door and the bell but to no avail even though we heard movement inside. Later that day we came back and happened to meet the owner on the steps who checked us in.

Then, in the middle of our breakfast the next morning he told us about how he never lets people in who try the handle of the front door before the door bell! I suspect this was a jibe directed at us as this is we innocently did. At £80 per night for a twin room, this is about the priciest B+B we have ever stayed in and to be frank expected a lobby inside the front door for that price though as we learnt, trying to enter without abiding to the owners strict and unwritten protocol was a major no no! I thank our lucky stars we were not checking in late at night or I doubt we would have got in!

He then continued to annoy us for the remainder of our breakfast. He also gave us some negative reviews of another hotel which we stayed in the following night and found to be excellent. (The Angel Hotel).

He told us his B+B was '5 star'. However, our 'en-suite' was across the hallway next to another guest bedroom so the room was the most overpriced non en-suite room we have ever stayed in. We were in town for my brother's wedding and really could have done without the attitude!

Also, no phone in the room, no internet access and no customer parking....5 star my eye!
