Just returned from London having spent two nights at the Arriva, and we got what we paid for, especially for London prices. I was dreading going to this hotel reading reviews, however upon arrival the receptionist was polite, and we found our room to be simple but clean. It is on a busy road, so can understand the noise of the traffic may be a problem for some rooms at the front, but as our room was at the back and we had the window open we obviously heard the emergency vehicles but it was not a problem. It had all the basic necessities required, as we knew we weren't going to be there all day. Convenient for the Kings Cross + St Pancras railway stations and a good Pub around the corner, doing good pub meals;"Lucas Arms".
For all the negative comments, this wasn't that bad as some peoples expectations are different to ours, being realistic and expecting nothing less than a small room with clean sheets and towels, with basic washrooms facilities for the price paid, we were happy.

This has to be the worst Hotel I have stayed in. The room was small,dirty marks on the walls,exposed pipes around the walls. The lighting was poor,very dim, small washbowl in the toilet,one piece of soap about an inch square,no box of tissues,no shower cap.The phone in the room only accepted incoming calls,no public phone in the Hotel at all.If you did not have a cell phone ,hard luck to make any calls. The nearest phone boxes on the street are all vandalized & do not work. The breakfast was the only fairly good thing .not worth the money at all.

When booking the hotel I specifically asked expedia for a cot for my 1 year old. Expedias 'helpful' agent put me on hold 'whilst he phoned the hotel'. Yes no problem was the response. So I turned up with a 4 year old a 1 year old and a pregnant wife to a hotel that initially had neither of our bookings and when they did manage to find us a room informed us the don't offer travel cots. When I asked whether they could ask a local hotel if they could borrow one the useless woman on reception said..........NO. So I was stuck in London with a double bed for 2 adults and 2 children! The hotel wouldn't help and all Expedia wanted to do was charge me an extra £100 to book another hotel to rectify their mistake. During the numerous calls it took Expedia to do nothing we went to a premier travel inn who lent us a cot for the night free of charge- good honest helpful service was why I booked in their hotel the following week and cancel my other stay at the arriva hotel when we returned from euro Disney.

Room Tip: Use premier travel inn next to kings cross - worth the extra £40

If you need a very basic place to stay near Kings Cross station, then this hotel is a good option. The hotel is a 5 minute walk from the station. Our room had all of the basic necessities, but had not been modernised for some time. The hotel reception was manned 24 hours and happily ordered taxis for us. The breakfast facilities are basic: juice, hot drinks, tea and yoghurt. If you plan to have breakfast, arrive at the breakfast room just as it opens in order to secure a seat. Alternatively, take your breakfast back to your room.

Where this small hotel is located the space is sparce. Rooms are incredibly small, yet Arriva will provide that bit of extra space. Breakfast in nearby hotels is spartan. Arriva provides a very generous and filling continental breakfast. Wi Fi is available at a price of £5 per night and day and night staff were quite pleasant. It is also less than 5minutes walk from Kings Cross station

Room Tip: Second floor is probably the best floor.
