We stayed one night in Flat 3, and it is basic, no frills, budget friendly accommodation that somehow managed to make a busy, frazzled parent feel recharged. The immediate neighborhood is a little dingy, but that didn't detract from the charm of this place: when you're in the courtyard there are no high buildings in sight, it is quiet and tranquil and you could imagine being somewhere else very easily.
The flat comprised a small corridor leading to a bathroom with a shower over bath and 2 spacious bedrooms: one with a double bed, small wardrobe and desk, plus a separate area with 2 armchairs, a bar fridge, coffee and tea, 2 mugs and a small kettle; the other had 2 single beds, a built in wardrobe and a chest of drawers with the same coffee and tea setup on top (see photo).
To our disappointment, the bedrooms face the car park and Butcher Row. But an unexpected perk was a clear view of the DLR and train line, which our small children thoroughly enjoyed. From what I can make out on the floor plan, the family rooms all face the road, so if you are hoping for a courtyard garden view it may be worth giving the helpful receptionists a call.
As a parent, my favorite things were: no tv, no minibar, an enclosed green space with lots of room to run around and an excellent breakfast provided.

As someone who is trying to be environmentally conscious, I loved the glass water bottle and lack of toiletries (see photos). This means you have to bring your own products, but since I always do that anyway, it wasn't a major hardship. There are soap dispensers next to the mirror and shower if you forget (see photo), and if that's not good enough London has no shortage of shops where you can get your preferred products while you're out and about. The water pressure in the shower was great, and the bathrooms and bedrooms were clean but didn't reek of synthetic cleaners. There was no excess packaging or individually wrapped items at breakfast either, so a minimal amount of waste was generated from our stay. And as a tea drinker, I really appreciated the non-caffeinated choices in the communal tea selection in the foyer (see photo).
During our stay one of the armchairs had a broken leg, which we communicated to the appreciative and efficient receptionist on checkout. I assume it has been fixed.
We really enjoyed our breakfast: the yogurt and granola was especially yummy, and a wander around the garden and chapel left us feeling refreshed and ready for the day. The dining room faces the courtyard and if you're lucky you can get a table with a view. There is also an communal sitting room with comfy sofas and a conservatory for relaxing in that feels like home.
Parking on site is free and the staff kindly let us park there all day after checkout so we got another full day in London and drove back to Wiltshire after peak hour.
It really is an ideal location for families who are driving to London for a day trip and we will definitely be returning.More
