The 5 of us stayed in the house across the road and our rooms were spacious, clean and comfortable. Loved everything here, from the food, flowers and service which we expected after reading reviews,but also the local neighburhood and the general vibe of the area as we came back to Vauxhall from the city just for lunch nearly every day during our 7 day stay. The little shop/cafe around the corner and Lassco are great, with different menu each day. The locals are friendly-our kids made friends and visited a little boy here. Will definitely be back here with the boys next time we are in London. We leave tomorrow and will miss it.

Room Tip: Recommend the deluxe ensuite and double with ensuite-it was more than enough for 5 of us.

Kaylan and David are the most wonderful hosts you could ever ask for. The rooms are so clean and beautiful and the breakfast is great! This is the best place I have stayed in in London, and I will never stay in another place again. I will book 69TheGrove next time I go to London. I strongly recommend this Bed and Breakfast!

We stayed with Kanley, David and the boys from May 22-26 2012 based on reviews I read on TripAdvisor. 69TheGrove did not disappoint! We had an AMAZING stay there. The location was perfect, just a 5 min walk from the Vauxhall tube station and it didn't take any longer than 30 minutes to get to all that London has to offer on the tube. We booked a double ensuite but then we were upgraded when we got there to a king ensuite! We were so excited! Tea and coffee in room and there were other treats in/out of the fridge but you have to pay for those but the convenience factor is great. The bed was super comfortable. We had a room in the lower level but it had a big window and got lots of light into it. The lower level may actually be better as some guests talked about people on the street waking them up at night over the weekend but we didn't hear a thing. It IS a quiet street though and a great location. Free wifi. The breakfast was phenomenal. Full cooked English breakfast included as well as cereal, toast, tea, coffee. Also, they had a huge bowl of fresh fruit salad every morning with Greek yogurt. This was so yummy. Fresh mango, kiwifruit, pineapple, strawberries, etc! A great start to the day and they run that kitchen seamlessly. Also, a note about Kanley. He is a GREAT host. We had a bit of a mishap in the bedroom (curling iron had a meltdown-literally- despite converter on the bedside table) and Kanley was SO great about it when I let him know what happened. He did not get upset at all and told me not to worry about it. What a great guy! Thanks Kanley for such a great stay. We will be back to 69TheGrove (minus any curling iron) next time we are in London!

Room Tip: Lower level rooms very quiet.

Once again my and a friend's stay at the 69 The Grove was as good as ever. Clean room, plenty of facilities (fridge, snacks and DTV) and all bathroom requirements too. Breakfasts still a delightful start to any day and the hospitality of Kanley, Dave and team as good as anywhere you will find.

Wow! One of the best B&B's we have stayed in. Konley (sp?) was a fantastic host in a most pleasant B&B. The bedroom was typical British size but the it was very accommodating. There was a mini-bar in the bedroom without mini-bar prices! :) The bedroom and bath were extremely clean and well laid out.. Breakfast was a typical English breakfast with a terrific fruit salad plus a very good selection of cereals. Konley's attention to detail and cleanliness in his kitchen is wonderful. Location to Vauxhall Station makes this B&B very handy to many of the main attractions within central London. There are great eating locations close by and the area is very quiet. Definitely will be recommending this B&B to friends and family.
