First class location, a quality development that is obviously maintained well.

Great communication, clean and stylish room I would highly recommend it to anyone visiting the beautiful cathedral city of Lincoln.

The place was basic and functional. Given the price the facilities were acceptable. However the standard of cleaning was not.
Perhaps the cleaner was too horrified by the last occupant's snot and nasal hair smeared over the shower tiles, and their dried up contact lenses on the bedside shelf to actually do any cleaning - I found it pretty disgusting.The cleaning is perfunctory. Whilst the sink had been wiped and the bins had been emptied, the tops and most other surfaces clearly hadn't seen a cloth for a long time, so be prepared for dust, smears and dead flies at best.
With a bit of thought the bathroom could have been nicely arranged, without the shower being stuck under a beam.
As other reviewers have said, the bed creaked beyond belief (it had been diy cobbled together), and you can only get into the double bed from one side which makes it even worse.
'Cable tv' is actually freeview on a 12 inch (yes, really) portable.
On a positive note the bed was clean and the linen was freshly laundered spotless white cotton.

Room Tip: There would seem to be a huge difference between the suites that have been recently refurbished and...

3A IS A DUMP, The sofa has stains on it the floor was sticky and filthy dirty, my son's socks had to be thrown away, the cutlery and crockery was tatty and looked and felt dirty, the place just had this old damp smell and as for the shower, well disgusting black mould, never again, you should be ashamed of yourselves renting it in that condition, you are greedy and lazy people. We were concerned after reading all the other negative Trip Advisor comments about this place. We traveled from the USA to visit family in Lincoln. After I called "Andrew" with our concerns about the comments re: squeeky uncomfortable beds and dirty floors he assured us if we did not like it we could check out and he would refund us all our money. We did not like it - we spent one night and could not sleep on the poor mattress with the bed sqeeking each time we turned over; the stone floors and carpet up the stairs are grimy dirty, and the bathroom is tiny. To make matters worse I got locked inside the unit when the key would not work from the inside and I had to climb out of the window to get out. When Andrew arrived he had the same problem getting key to work from the inside of the unit and told me the previous guests must have made a new key. I am writing to the health and safety people in Lincoln about that. Very scary. Andrew then charged us 2 nights for our one night 18 hour stay as we checked out 85 minutes late waiting for the pouring rain to stop before we loaded our suitcases, AND increased our room rate for both nights too - we are fighting that with our Visa company. Our gut told us not to stay at Tennyson court, but Andrews reassurances caused us to change our mind, that was our mistake. Don't make the same one we did. We ended up moving and staying at the new Holiday Inn for £13 a night less and got free hot breakfast and parking every day included. Ignore any assurances you get from Andrew, its just not worth the risk.

Room Tip: parking is very tight too and the automated gate was a tight squeeze for our rental car

This review is simply not true.

Some people just like to complain, we bent over backwards to ensure the cottage was spotless. they complained about everything and anything for example you can get a Ford transist van through the gates!

The information on the website is very deceptive. We stayed for one night and barely slept, creaky beds, an extractor fan that wouldn't stop and an angry man who was outside at 2am, shouting and swearing about the poor condition of his rooms . We couldn't access wi-fi, TV channels were restricted (many adult channels available). It is very impersonal not having anyone available face to face.
