Arrived about 5pm and were met by both Steve and Colleen. Both were very friendly and welcoming. We had a quick chat and were shown to our room. Room Three. Very comfy and spacious for a couple. Nice ensuite. Everything very very clean. Extremely comfy bed and pillows!!
Later in the evening after a quick walk along the south pier we returned for a few drinks in the bar. Colleen gave us some leaflets about good things to go and do and we had a nice chat.
Breakfast was at 9am and was brilliant, filled us up until lunchtime. We had a full English but other options are available upon request, including decaf tea and coffee.
We would most definitely return here for future visits. It is ideally situated for the Pleasure Beach and the Promenade. 5*

I write this review based on our booking experience and feel this is essential to those thinking of staying here.

I booked a 4 night stay for Aug 2016 and spoke directly to Colleen regarding a room for our stay. Initially it was only a 3 night stay and felt so welcome answering all our questions regarding carparking, room size (the little things that mattered) and felt very much assured we were booking with the right hotel. After a few days I decided to book an additional night extending our stay. Colleen messaged me directly within 24hrs confirming everything.

This may seem a pointless review but having spoke with other hotels in the area, Colleen really sold it to me by taking an interest in our stay, being able to relate to our concerns and understand what we wanted. I very much look forward to our stay in August

Thank you for sharing your booking experience with the Trip Advisor community, as you quite rightly point out it is often the little things that matter, if a guest has a special request, wether it be for Parking, as our spaces are limited, or a dietry need that needs to be taken into consideration, or maybe needing a room that only involes having to go up 1 flight of stairs. we do try to do our very best to make sure all guest have an enjoyable experience, from the time of Booking to the time of Departure.
When booking Direct with us we are then able to answer any questions our Guests may have.

We have just returned from a two night stay in this B&B. There was four of us and we stayed Friday to Sunday in two double rooms. This has got to be one of the best B&B's we have stayed in in Blackpool and excellent value for money. The rooms and on suite were spotlessly clean. Beds very comfortable. Only slight issue the room was very warm on a night which made it a bit uncomfortable to sleep however this is is nothing to do with the owners as they can't control the weather and it was a very warm weekend. The breakfast was really lovely and there was plenty to eat cereal and fresh orange and a cooked breakfast with toast and tea or coffee. There was also a kettle with tea coffee and sugar in the room. We didn't spend a great deal of time in the B&B except for sleep and breakfast as we had a busy weekend planned however the time that we were there the owners were very friendly and accommodating. Excellent location close to the south pier and pleasure beach. We had a great weekend and would definitely stay here again, I would recommend staying here xx

we start at the top, room 5 was spacious the bed was clean ,very comfortable. The en suite was very clean and tidy the shower was very relaxing. The tea tray was always replenished everyday can not fault the room in any way.
moving down the breakfast: what can we say the cooked breakfast was very very enjoyable with there being plenty on the plate as well as there being cereal and toast the tea pot was always full when needed.
Steve & Colleen "The Host " Steve & Colleen are great people they have a great sense of humor and they are always there to give you a warm welcome these people are kind and we thank you very much for a great Easter weekend it has been most enjoyable returning to the B&B for the second time and would definitely return in the future.
The B&B is on the south side with easy access to the pleasure beach and the water park with the south pier close by other attractions within walking distance.

we have just returned from Monday to Friday stay at this guest house the owners Steve and Coleen Bunyon are brilliantThey are so friendly and welcoming The rooms are spotlessly clean all en suite.The breakfast is lovely and big enough to see you through to dinner The location is on the south shore ideal for the PLEASURE BEACH and THE SAND CASTLE WATER PARK is at the bottom of the street also the new Weatherspoons pub is the nearerst pub.If you go to the top of the street where this guest house is there are five5 Pubs in walking distance including another weatherspoons THE AUCTIONEER and a MA KELLYS CABARET BAR with non stop entertainment the Football ground is on there too a bus stop with regular buses to the town centre/north pier/Tower is handy too and the buses do run till late.We will return to this guest house well worth it for the breakfast and hosts.

Room Tip: room 3 is very big with king size bed great flat screen tv and shower
