Newstead Guesthouse is centrally located in Windermere village. You can walk to the lake from this location, down to Bowness where you catch a steamer or take your children to the Beatrix Potter museum and do the small viewpoint walks such as Orrest Head Viewpoint so everything is on your doorstep if you didn’t want to venture too far or the weather has spoilt your plans (like it did for us). The guesthouse has a small carpark to the rear and you are given keys to come and go through the main entrance as you please, which means no getting locked out if you are a night owl!! Our room had a four poster bed and tea and coffee facilities and a small shower on suite. The room was very clean and tidy. We had the cooked breakfast both mornings, which was really good in the small dining area. The staff were friendly and the guesthouse was very quiet on our visit. I would say this is a guesthouse for couples looking for a relaxing short break.

After leaving a guest house that we were disappointed with we stumbled across the Newstead. This Guest House has been lovingly restored and has a lovely warm atmosphere. Even though it was quite late when we arrived the owner took time to give us information about the surrounding area. Our room was gorgeous! It had a four poster bed and was furnished to a very high standard. The bathroom was modern and luxurious. The owner's attention to detail was very impressive. We stayed for two nights and the breakfast on both occasions was excellent. Overall, a really lovely place to stay in a very convenient location. We will definitely stay there again!

We booked a two night break through HotWire which offers reduced rates, it was only about £9 cheaper than the actual Newstead website, so check all the sites before you book. We were given a 'Cosy' double and it was cosy although it was big enough, although I think I'll steer clear of any 'cosy' room in future. The welcome was good, even though booking wasn't supposed to be until 4pm and we arrived around 12 and just wanted to let them know we were leaving our car in the carpark we were allowed to book in. We were then given the breakfast timings and were told about a few restaurants.

The house is beautiful and full of old photographs of the area, there is a large lounge where you can sit and relax (they are not licenced to sell drink but they do provide a corkscrew) and a good size dining room for breakfast. The food was good, cereals, fruit and fruit juice followed by a cooked breakfast or a variation on the cooked breakfast. Breakfast is 8.30-9.15am. It is also ideally situated, a 10 minute walk to Windemere and a 15 minute walk to Bowness.

The room had a big bath and I was so looking forward to a hot bath after getting soaked by the British weather, unfortunately, no water came out of the hot tap! The shower worked but it was not a power shower. The room was in the attic so they may have a problem with the water pressure up there, but if there is a bath available, it would have been nice to use it. My husband did try to find the owner but no-one answered the bell, and as it said emergencies only. The water was the same the next day, but by then I'd resigned myself to not having use of the bath, only the shower. On the last morning, we had trouble getting water out of the cold tap!

The hotel is quiet on a night time but I found the room very hot even though we had the window open, there was an air conditioner in the room but it wasn't hot enough to use that and the machine was quite loud, a ceiling fan would have been better. If we were to go again I would ask for a bigger room, the cosy room, alhough big enough to sleep in does not allow for two people moving around the room at once.

Room Tip: Pay a little more for a larger room rather than the 'cosy' doubles.

It was a particularly wet and cool weekend last week when this guest stayed with us. Even though it was June and officially well into summer the central heating kicked in from time to time during their stay to keep the house warm and comfortable.

Firstly, we would like to point out that this guest chose the cosy double for themselves from the accurate description provided on the web. It wasn’t ‘given’ or forced upon them by us. When they booked in early May other larger rooms were still available though they would not opt for any of these preferring instead to book our smaller, cheaper (though still lovely) ‘cosy’ double.

With respect to pricing - it goes without saying always shop around. Another tip - always contact the establishment directly for the best deal.

Unknown to us the tap had developed an airlock for which we apologise. This was quickly rectified after the guest left and could easily have been fixed at any time during their stay with us – THEY ONLY HAD TO TELL US !

The comment about not being able to contact us is RUBBISH ! This guest chose not to call or contact us. Neither do they mention that our contact information was provided on the desk next to the bell they rang as well as in their room, the entrance hall and in the guest lounge with the instruction to CALL OR CONTACT US AT ANY TIME. We also live on the property and could easily be reached day or night - and we spoke to them at breakfast!

We can only assume that there was no real concern at the time though the events have subsequently been EXAGGERATED to make a more interesting trip advisor story.

If the room was very hot then this guest had several choices – open their window, turn down their radiator (the central heating being on from time to time because of the cool weather), switch on the luxury aircon unit in their room - or just ASK for a fan from us!.

Regrettably there will always be some noise with aircon though in our opinion it would be better to be cool than uncomfortable. With regard to the aircon - as far as we know Newstead is one of the few (if not the only) guest house in the Lake District to provide such an expensive ‘extra’ for guest comfort and the previous reviewer loved it !

We are pleased that this guest has described Newstead as ‘BEAUTIFUL’ and they are definitely keen to stay with us again. We can’t ask more than that!

Newstead guest house is beautiful, the rooms are immaculate and very interesting and the owners were very accommodating. It was my first time in the Lakes as an adult, and the owners upon arrival talked us through all the places we must visit, plus all the lovely restaurants, with tips regarding set menus and where to go for good value for money etc. They were both very friendly and we had a lovely time.

I must also comment on how clean the place is, I am a little OCD and so everything stands out, the whole place, but especially the bathroom was pristine! We also found their rate very good, it was fantastic value for money. I would also like to add that their traditional breakfast was 10/10! We missed the last morning's breakfast which was regrettable as it finished at 9.30 which is a little early for us when on holiday; plus we were worn out after the previous day of gorge walking with River Deep, Mountain High (well worth checking out).

We will definitely be returning we had an amazing couple of days.

Finally, I need to add, I sleep with at fan at home and like a cool environment to sleep in, there was a wonderful air conditioning unit in the room which was a dream come true and meant i could make my rubbish travel fan redundant!

Room Tip: We stayed on the top floor (it's 3 storey). The hotel was full and we didn't hear a soul!

Thank you for your lovely comment and it would be lovely if you chose to stay with us again. We only ask that you by-pass 3rd party web booking agencies who take a hefty chunk of the booking value for themselves and instead you call or email us direct to book. It only takes a little extra effort but its really worth it !

We stayed here for two nights. Ideally located for both Bowness and Windermere, both walking distance. Staff/owners very pleasant & helpful. Room was very clean and had everything imaginable to make for a comfortable stay. Modern bathroom immaculately clean. Breakfast was excellent, and great service. Would definitely recommend this guest house.
