We stayed for 2 weekend nights and had a fantastic stay.
Check-in was perfect and Chris the owner couldn't be more helpful. We were offered a parking permit however we had parked 100 yards away in an area without restrictions.
Our room , although not the largest room we have stayed in was perfect. It had all the "extras/facilities" you could think of, plenty of drinks,tea,coffee,water,hair drier,dab radio,alarm clock, bathrobe,slippers, all the toiletries you could wish for including bath salts, shaving kit, gels if there was anything missing I'm sure it would of been provided.

Breakfast in the morning was also fantastic (I think they have won awards for it). As the breakfast is cooked to order you have to book your time slot just so they are not overwhelm ed if all guests arrive en-mass .

Real fruit juices, yoghurt, cereals galore, full English, smoked salmon and scrambled eggs, smoked haddock, even a vegetarian breakfast.

First morning I opted for the full English and my wife had the haddock we both had the perfectly poached eggs. Both were delicious! For our breakfast on the second day we were a little delicate after visiting some of the local hostelrys, so not wanting a full breakfast we cherry picked , again Chris was perfect , didn't bat an eyelid, and produced our special breakfasts. Can I just say that the eggs are from a local farm and the sausages are from a nearby farm shop, the sausages are that good that we called at the farm shop to get some to take home!

There is also a lounge you can use and you can also use the dining room in the evening if you want a takeaway meal.

An excellent little guest house, and we would highly recommend.

Friendly guest house not far from the town centre. We Stayed for one night in room 4 which looked like it had been fairly recently refurbished. Nice use of the space and good bathroom. Plenty of thoughtful touches such as robes in the rooms and ample water, teas, coffee etc, also a good selection at breakfast. We enjoyed our stay.

Stayed in all the b&bs in Kendal whilst working here for the last few months and typically only found this place towards the end of the work contract. Chris the owner is super friendly and accommodating, the breakfasts are lovely and the little touches in the room from the sweet treats and every type of tea you can think of, to the bath salts and lovely grooming products are all very welcome....would only stay here again when in Kendal...short walk to town too!

We really enjoyed our stay here. 3 nights. Excellent breakfast with choice of menu including vegetarian. Tea and coffee in room with fresh milk as well. Comfortable
Beds. Very short walk into town centre. Bowl of sweets by the front door - what more is there to want! Very clean. Fluffy white towels. Super!!
Book direct with them for best deal.

We chose this place because it looked off the main road yet was easy walking distance to the downtown of Kendal. We were not disappointed as our small but functional room up on the top floor facing the back was so nice and quiet!
We had an easy time booking our room with Chris, our host, and he was always quite prompt in our correspondence.
You have to find parking on the residential streets around, which can be a bit of a problem, but we were able to find a spot just a few blocks away.
We had a wonderful breakfast as well. There were multiple choices and we chose the eggs with salmon. Chris recommended several nice restaurants for us and we chose a good one, Deja Vu.
Our room was small but quite nice and the bed was just fine. It was quite clean and tidy - much appreciated. We even had a little view out the windows.
All in all - a very good place for the money. Great value!

Room Tip: We chose the room way upstairs in the back, which was very quiet with a small view
