Stayed for two nights and enjoyed the trip. We had an issue with the room on the first night but the solution was found and dealt with by a friendly and professional approach from the reception desk

Parking in the area is congested and we were lucky to get one of the few car parking spaces owned by the hotel so we didn’t use our car at all during our stay

This however did not spoil our stay as there are so many restaurants and things to do within walking distance

The friendliness of the staff makes the stay here more pleasant and enjoyable

Beautiful warm hotel, very comfortable and clean, excellent facilities in our double and family bedrooms. friendly reception staff who were extremely helpful. Faultless service. Felt like being at home. It was a great place to stay with our teenage children

Originally late Victorian residences that have been converted with thought and style and the designer(s) should be congratulated. The staff were most welcoming and delightful. The rooms were great, with comfortable beds and great showers. Breakfast are great with multiple choices. Lots of stairs, so be aware if you have a problem in that area. Otherwise, it is hard to fault this delightful hotel. Would willingly recommend it and it is only a 3-minute walk to the seafront.

Room tip: Ground floor if you a problem with stairs.

Three Edwardian houses converted into top quality accommodation in a very quiet road just five minutes walk from the beach. We had the Superking shower bedroom which is decorated beautifully with a dormant fireplace and also had the bonus of a patio area - useful as we have a dog.
The bedroom was big with a large wardrobe and then down a few steps to a sofa and TV plus immaculate bathroom.
The breakfast menu is fantastic and everything cooked/prepared to perfection and served by very polite and friendly staff.
Lots of parking nearby and very peaceful. We will definitely be back.

We stayed for a couple of days during the week for a short trip. We booked a standard double room - small room.

What could be improved

- the room does not get good air circulation, there isn't air conditioning and no fan - difficult if staying during heatwave.
- bathroom has some surface mould patches on the walls and ceiling due to being a small bathroom and the fan only runs for a certain time after the lights are turned off. Paint has started to flake from the bathroom walls.
- this results in a slight musky smell and leaves the air heavy and stuffy for people with lung issues, especially those whom might be allergic to mould.
- pillows are very flat and uncomfortable to sleep on.
- being a house converted into quiant rooms, it was very noisy and you can hear other people in other rooms.
- offer a lighter quilt for guests in the summer.
- some of the double rooms can be a little small for some.
- bathrooms/toilet can be small, so if you are a person of a bigger frame, you might find it difficult to manoeuvre about.

What was good

- very nicely decorated and interior design makes it very stylish place to stay and feel.
- very friendly staff and very professional.
- they are pet friendly
- the café is very nice and quaint with good menu and selection for breakfast and food.
- a nice and quiet location near the seafront at Seaside.
- 10 minute drive to Portsmouth Harbour.
- bed linen was very soft.
- the mattress was firm and very comfortable.
- a good selection of teas and coffees in the room.

A good well run establishment.

Room tip: If you are a person or larger frame, standard small room might feel a little small. Wheelchair users, please check with hotel re best rooms/hotel to stay at.

We take onboard your suggested improvements all of which have been passed amongst the team namely our head housekeeper and operations manager. We have immediately addressed the issues in the bathroom, our sincere apologies, and should note a fan is available for guests as required.As you note the room you were in was our smallest and some guests may prefer a more spacious King option - staff are always happy to help via phone to provide the best room advice. I'm sorry to hear you experienced some noisy guests during the stay it seems also.
