“Excellent Cottage Home from Home”

Took a bit of finding in the dark, mainly because Sat Navs do not appear to work very well in St. Ives, directions from Richard owner are clear enough though.
My son and I stayed at The Avoca for three nights as we were attending a wedding in St. Ives, the cottage was by far a more cost effective and comfortable alternative to hotels in St.Ives, the owner Richard was very helpful on arrival and I found my stay to be very comfortable and relaxing.

“A little gem at the top of the hill”

I had read several fantastic reviews of this property and booked ,a little uncertain, because the price was so low! ( you don't get something for nothing!) I then read a very poor review that made me wonder what we would find - we went with a realistic and open mind!

What we found was a 'home from home' , a large open plan, well serviced and convenient ,frankly, bargain! What it isn't is a hotel and it isn't that price either! It's not 'dressed' to make the best of what is actually there - good quality bedding , nice furniture and largely tasteful local decor. It contains all that you need and a few extras : dishwasher, microwave, wifi, washer and dryer etc. there's also a very nice garden that I imagine with small children would be a godsend. Richard was on hand via text and even sent a lovely 'safe trip' message the day we where traveling to St Ives. If you are used to the 5* dressing of much more expensive places in Cornwall then you may be underwhelmed however it is tasteful and the furniture etc is likewise, more than suitable for use and clean.

There are a couple of things in the 'poor review' rooted in truth and I will mention them just to put a fair spin on things... The en suite in the second double bedroom does include a shower however as the other reviewer found we also found it too small to function properly. We are not large people however it was far too small to comfortably shower. As far as we where concerned this was not an issue as the family bathroom had a perfectly adequate shower and the extra toilet that the ensuite did provide was handy.

There is clearly , currently, renovations going on to the top half of the bungalow? I would have appreciated knowing about this . Again though what this actually means is there is a staircase leading nowhere and a boarded off hole in the hall ceiling! So really nothing to be too upset about - it was more of the decor / home from home category than anything else - it certainly didn't impact our use or enjoyment of the space.

The bungalow itself is in an ideal location literally a stones throw from the Tate . It is also positioned so that it is easy to get in and out of St Ives without having to navigate those tiny Cornish lanes! Richard very kindly text us pizza delivery and local chippy details on our first evening - he is a thoughtful, conscientious host without imposing. We really felt at home. As its positioned by the Tate it also means it's at the top of the hill! The walk into town or to the very near beach is stunning however , if like me you have any difficulty walking - there is a great taxi service willing and able to rescue you seemingly from any narrow nook in town and drop you back at the bungalow for just £4:30 ! - we left their card on the notice board for you!

We wanted a mid week break and found it hard to book anywhere and took a chance on this - I'm glad we did. We've stayed in other 5* Cornish accommodation and whilst cream sofas and arty mags are nice we didn't get the service or feel of being a valued customer that Richard has given us. It was half term and he could have charged us twice the rental he did. As it stood we had a great little family break in a great space that worked and made us feel welcomed and at home, all for a bargain - and let's face it you can't go that wrong in St Ives!

the upstairs lounge will be commissioned very soon so the stairs will lead to a spectacular view.
Point taken about the ensuite, i think i will reverse the bi-fold door to improve access to the shower.

“Great location, beautiful big garden and bungalow with all you need for a good holiday.”

We really found our holiday a relaxing experience. The bungalow was well equipped which made our stay a lot easier with 4 children. Plenty of garden space to relax in. And a nice distance from the town not to far to walk although bus service can save tired legs from walking back up the hill. Will definitely come again.

Bungalow lovely for us, a couple and my elderly father.
Lots of space and the bungalow had everything you needed.
St Ives really lovely.
Lots of hills, so a bit difficult for those not so good on their feet. However, no 10 bus from outside The Tate runs every evening back up the hill to the bungalow every half an hour up until 8.00pm.
