“A quality property”

This is a lovely property in a very pretty location. Hambleton is a quiet village and traffic light. Facilities are excellent and spacious and I gather The Old Post Office (TOPO) has had only a few months of use. The garden is well maintained and has the benefit of afternoon sun so pleasant to sit in - if you are lucky with the weather - which we were not. TOPO was cosy and comfortable to keep out of the cold and rain so we still had a lovely break away. For this reason were very glad we had booked a cottage and not B&B. Although we did not use them, there are log burners and fires with a generous supply of fuel to use. The beds are super comfortable and the kitchen very well equipped and a good shower, although the step over the bath to get in is quite high. Parking is on the road but we always found a space right outside. The Pub is just across the road and serves good food. Walking and cycling around the area is safe and well provided for with lots of cycle paths all around. There are a few house rules but these are politely requested and will keep the property at the high standard it is.

“Excellent stay”

The cottage is beautiful and having being recently renovated is finished to a very high standard. The village of Hambleton is very picturesque with a lovely country pub and a michellin star hotel/restaurant with a fantastic terrace view over the reservoir. The cottage is a short walk down the hill from a circular walk around Rutland. The kitchen is a good size and so well equipped that there is only one small cupboard free for food (the only minor minus point)

“A very good property and location - potentially excellent.”

This is a deceptively spacious cottage with very good facilities. Tastefully well furnished, it provides an excellent base for exploring the local area.
As this is a new holiday let we found a few adjustments are necessary in order to raise it to an outstanding rating.
Would recommend and re-visit.

“Perfect”

This really is a 5* cottage. Head and shoulders above others we have stayed in.
What a perfect new years break. We loved our stay and will be back for sure.
