The kitchen area is exceptionally light and airy, well equipped and a dream to use.
With underfloor heating, the lounge area is a great place for up to four people to chill out.
The woodburning stove provides the focal point for cosy winter evenings.
Your private, sun-drenched patio is straight outside the French doors; with parking spaces beyond.
Bedroom 1 has a comfortable super king size double bed which can convert into twin beds if required.
Bedroom 2 also has a very comfortable modern kingsize bed.
Each bedroom has a luxury en-suite shower room with underfloor heating.
Here's the glorious view west over the vegetable garden, as seen from an upstairs window.
The Garden House has private parking for two cars alongside the private patio.
The summer house by the lake. Described by a guest as 'a magical place'.
You're welcome to use the summer house for a meal by the lake, or to relax and read a book.
The planting, landscaping and views are inspirational. Don't forget your camera!
This is the view from the hide, where—if you're lucky—you might observe a busy kingfisher.

A woodland path wends its way around the lake, here seen in the winter sun.
In autumn, a majestic white stag stands in a field which forms part of the 18 acres.
With 18 acres to explore, every turn holds new vistas and delights.
The woodland path winds along the stream. Keep quiet and you might see deer in the shady glades.
Kerry and John, 2 of our guests, were married locally and used our garden for their wedding photos.

“Near Flawless”

We began searching for somewhere to go to in Devon rather late but were quite surprised to find a suitable house available at a reasonable price. Anne and John were very communicative answering our initial queries after booking.
Texting Anne after some shopping in Okehampton enroute she was aware of our arrival and guided us to the cottage and the parking space. The Garden House is one of three terraced houses, formerly a barn, with an enclosed parking space. Anne was very welcoming giving us a short briefing. Thoughtfully she had left some cake, and some carnations to brighten up the house. The house was almost ideally laid out for a vacation, with an open plan living room and kitchen, well equipped with a Sony TV, wi-fi (an absolute necessity with a 12 year old in our party), dishwasher and washing machine. The kitchen had almost everything one could need. Upstairs there were 2 equal sized bedrooms with ensuite bathrooms, equipped with rain showers.
It seemed the house had only recently been refurbished. The fittings and fixtures were new, and of high quality. Outside we had a little personal space but tables had not been put out, perhaps waiting for the weather to improve. Walking a couple of minutes there was a lake on the property which needed wellingtons to walk around. The (metal?) snake on the lakefront was quickly christened Charlie. It would have been good to have the boat and summer house available but again certainly with the boat it was too early in the season. John did offer us the use of a canoe which we declined. The Russells’ vegetable gardens were all around us, but the house was private. It was reassuring that the Russells were around.
Probably the only downsides were the bumpy nature of the approach road, and the distance from the local village, Hallwill Junction. The town of Okehampton was about 15 minutes away and had a choice of supermarkets to include Waitrose, Co-Op and Lidl, and there was a country superstore on the outskirts of the town where we bought wellingtons. We only ate out once locally, at Dartmoor Inn in Lydford, close to the Gorge and waterfall. Just beware if you go to the gorge expecting to spend 15 minutes as for us it turned into a 2 hour strenuous hike for which we were unprepared. Luckily the weather held. Otherwise we went to Bude to spend a few hours on the beach, and the relatively new indoor swimming pool at Okehampton which was a headache to find.
We loved the house, its cleanliness and were happy to spend many hours inside in the warmth reading our books. We liked the owners’ commitment to the environment with the use of solar energy probably for hot water and heating. In addition, all the detergents were green; Anne had left soap, washing up liquid, washing and dishwasher tablets. We felt sure if we had run out of anything new supplies would be on our doorstep within minutes.
Overall a highly enjoyable experience and one that is recommended without reservation.

Thanks for a comprehensive response, Sue. It's heart-warming to hear that guests appreciate our hard work and commitment to ensure The Garden House provides the highest quality holiday accommodation. Sorry the summer house and the rowing boat weren't available during April. We carry out repairs and a repaint over the winter and, depending on the weather, typically have them ready for use from the beginning of May 'til the end of September—give or take a week or two.

“Absolutely beautiful”

I can say without reservation that the Garden House is the best self catering property I have ever stayed at. The house is perfect inside. The bed we used was huge - 6ft wide, beautifully comfortable and we slept very well indeed. The amenities were all first class, gorgeous bathrooms, kitchen well provided for in terms of oven, fridge, washing machine, dishwasher, all the cutlery and pots and pans you could possibly need and all in first classs condition and spotless. The living room furniture was very comfortable and the TV and DVD player both worked as did the wireless internet connection.

John was kind enough to share his photographs of the renovation work which we found very interesting - John, you have my undying admiration!

I would recommend the Garden House without reservation to anyone looking for a lovely place to stay in a lovely part of Devon. My only reservation was the access road - potholes to die for!

“What ever the weather.”

It was a short stay with up and down weather but we made the best of it,warm clothing ,hats and coats and off we went.
The vase of flowers and home made cake made it feel very special and warm on the first day.
The wood burner and underfloor heating made it feel like you were some place hot.
Out in the middle of no where was great no noise of cars all you could hear was animals and all you could see was fields,trees and just wildlife at every turn bliss.
My two boys(6 and 2) loved it able to walk and run around quite happy.

“Even Mum was happy”

We had my mum for Xmas, so a quality location was paramount. And The Garden House delivered. Spotlessly clean, beautifully laid out, environmentally designed and therefore always snug - it was PERFECT. From the welcome cakes to the little Xmas tree (to be replanted after we left) it was a delight. The missus managed a fantastic Xmas dinner apparently effortlessly; the place is THAT well equipped. Mum was in heaven, and we all slept like logs in the comfiest beds. Sitting in front of the wood burner left us all feeling incredibly relaxed after a hectic year. we LOVED ever second.

Oh yes, the drive to the house is such that you wouldn't take the Ferrari, but that's a minor point...

We're really pleased you enjoyed yourselves. It's nice for us when guests appreciate the work we put in to design and convert an old farm building and make it as environmentally sustainable as possible (energy performance, Band 'A').

Since you've been, we've finished the work to repair the approach road and, while I still wouldn't recommend bringing the Ferrari due to the 'sleeping policemen' in the lane, I can guarantee you'll not come across any potholes -- which is more than you can say for some of the main roads at the moment!

We hope to see you again sometime: perhaps during the summer?

“Excellent, great value accommodation”

We rent a lot of holiday cottages and this would have to be one of the best we have stayed in. The barn was really comfortable and the quality of the décor and finish was lovely - the bathrooms were particularly luxurious! We enjoyed lighting the fire every evening after a day out exploring the many walks and things to do in the local area. The owners were helpful when we wanted to know about local walks and lent us a map to use for exploring Dartmoor. The kids loved going down to the lake and feeding the fish and the general setting was really peaceful. We'd love to come back in the summer when the outdoor area or the summerhouse by the lake could be enjoyed more . We would definitely recommend this as a place to stay and it was ideal for our family as the other double bed could be unzipped to create two twin beds for the children.
The only thing to be aware of is that the bridleway/shared driveway you have to drive down to the property is quite pot-holed.

We're planning to get together with our neighbours over this winter to improve the lane and remove the potholes. There'll only be the 'sleeping policemen' to deal with then!
