The actual location was very good but be prepared to climb more than 50 steps.
Communications with the manager were good.
The apartment itself is fairly spacious but the main room is not as big as it appears on the photographs. Despite having to pay a hefty 60 Euro cleaning bill the apartment was far from immaculate with mosquito splatted walls and grease marks in the kitchen area. The manager did send round a cleaner to wipe the walls but the whole apartment really needs a good paint. There is also a rather unwelcoming note about a 20 Euro charge if dishes or rubbish are left out on leaving! The upper floor was dusty with dead mosquitos and a stained mattress. Could be a great apartment just needs some TLC.

This modern appartment is spacious with a large bathroom and double bedroom. There is a large sofa bed which can be curtained off from the open plan area. Kitchen is basic but adequate. The location is amasing. Beautiful views over a canal and a church courtyard. It is at the top of a quiet characterful building where real people live, yet only mins from the Saint Zacharia boat stop.
Tip: bring a good sreet map as we spent days just wandering the city. Buy a 24hr boat ticket one day and use it to go to Murano and up and down the Grand Canal.

We really liked this apartment down a quiet little alley with it's own canal!
It was very well equipped and even had tea/ coffee and basic supplies.
It was very convenient for all the main tourist activities of Venice but quiet and peaceful. Fantastic view of a leaning church tower.
It is on the 3rd floor and there's no lift so you do need to be prepared to climb the stairs.
The bedroom is as pretty as it looks and the bathroom is huge.

We were really pleasantly surprised by this very nice and quiet place. The appartment is slightly smaller than the pictures would indicate, but we found it is exactely the right size for a family of four (two spacious twin beds, one in a separate room for parents, and one in the main living room, which can be isolated with a curtain). The view on a canal on one side, and a nice square with a church on the other side, is amazing. The place is VERY quiet and clean, with a nice and accommodating tenant. It is very conveniently situated, at walking distance of all places of interest (including a gelateria). We really enjoyed our stay there, and would recommend the apartment with no restriction (watch out the flat is on the second floor with no lift, but easy enough to climb!) !
