Accommodations and staff were very nice. Perfect stay if you want to explore the island and not be trapped in the all-inclusive resort style. However, the climb to the upper floors can be a bit of work (walking or in a car) but the views are worth it. The pool looked great as was well maintained but with all of the beaches on this island, sitting beside a pool is a hard sell unless you want to swim or sun bathe in a semi-private setting.

The apartment was spacious and clean. The beds were very large and comfortable. The views from the balcony were overwhelmingly beautiful. The staff was very helpful, especially when we lost some of our luggage for 3-4 days. I recommend this hotel if you are staying in Sint Maarten.

Room tip: Great views from 3rd floor and above.

First of all it's not a hotel as such but rather apartment block (or condo if you wish). For me it looked like unsold apartments turned into rental pool.
Anyway facility is nice, apartment was well kept & nicely decorated. Daily cleaning service was included. There is great view from the balcony & there is nice swimming pool attached to the property.
Car is a must as you won't get anywhere from there on foot (unless you're professional hiker ;))
Definitely worth recommending - by looks of it the nicest accommodation on St. Maarten on that price point for someone looking for just an accommodation (not the whole casino/resort experience).

We booked this hotel based on very positive reviews. After staying there, it seems to me that the reviews are very carefully curated, as the rather obvious flaws of the hotel's structure are rarely mentioned. On the positive side, the rooms are large, the view is great, and the staff are very helpful. There are also a very interesting collection of iguanas in the swamp below the hotel (perhaps also the home of the numerous mosquito's here).

On the negative side is that this hotel is located on top of a high cliff, with a roughly 1 mile car roller coaster type ride up/down to get there. Although there are roughly 7 floors, there is no elevator -- just lots of stairs. The hotel has no restaurant. Even getting to the pool is difficult as there is no stairs between most levels of this hotel -- to get to the pool, you have a rather long walk, even though it looks as if there must be internal stairway access (which are closed off). The most reasonable restaurant, Mr. Busby's, is close as the crow flies, but very impractical to walk. Perhaps an "ironman" competitor could make it in 10 minutes.

Other obvious infrastructure problems are that wifi coverage is very spotty -- none at the pool for example, and oddly, our iphone chargers just didn't work during the day (perhaps due to low power on the island).

Practically, to stay at this hotel, one should have a rental car, and also be a very proficient driver in poorly lit narrow roads that go up cliff sides sometimes at a 45 degree grades. We think the management should add an elevator, and take advantage of their proximity to the Westin resort.

One can rent a car at the Westin among other places, and we also think that one should not drive here from the airport, but rather take a taxi (to avoid unnecessary risk to life/limb from driving on this island).

Room tip: Should take a taxi to get here and then rent a car from the Westin across street

Dear guest, Thank you for your review and for choosing Princess Heights. As per some of the comments on your post, it is important to remind that the hotel does have an elevator in the building you stayed in. Althought there is no restaurant onsite (which is clearly explained beforehand just like any other feature of our hotel), there are more than a dozen nearby and most of our guests enjoy the variety around . Additionally, we do recommend all our guests to rent a car, not only because of the quiet and exclusive location of our hotel, but to explore the island at their fullest. Car rental reservations are easily requested and confirmed through our hotel reservation staff even before guest arrival.

We certainly take your comments into consideration and thank you once again for sharing you comments with future travelers.

This resort is slightly off the beaten path and you definitely need a car to explore and visit the many beaches. Wonderful rooms and terrific staff. Edwin and Stefan were particularly extremely helpful with setting up dinner reservations and suggesting beaches and directions. Small work out facility was not overly impressive but jogging outside was challenging and arduous. Enjoyed our week immensely and restaurants (though pricy esp in Grand Case) were outstanding. Spacious, clean rooms and wonderful views from balcony.
