When we need some relaxation this is our first choice. Kirkstone 12 is a lovely upside down house, with 3 bedrooms , 2 bathrooms and a super kitchen /dining /lounge area upstairs. There is plenty space to dry clothes if you get a real lake district soaking !! The leisure facilities are very welcome after a hard day on the hills. The cottage is always very clean, Dishwasher is always a bonus in a family holiday house, and there is a washing machine and tumble dryer in the laundry for anyone to use - & is rarely busy. We don't eat in the restaurant often, as we enjoy shopping in Booths Keswick, and enjoy local Cumbrian produce, however on the occasions we have eaten in the restaurant it's been good. We have holidayed with our teenager, and on other occasions with my parents, if you enjoy the outdoor life it suits any age group. The only down side is that you need a car , you can't walk to a village/pub/shop so a car is essential.

“Lovely, spacious, clean cottage”

Four of us stayed with 2 young children. The cottage had plenty of room and was modern and clean. It was well equipped with a dishwasher, starter kit of cleaning up items, and plenty of kitchen pots and utensils. A travel cot, high chair and stair gate were provided. The pool was nice and included in the price.

The only downside was that the heating was a bit difficult to get right upstairs and downstairs (where the bedrooms were) resulting in a warm upstairs but cooler bedrooms. However it was extremely cold and snowy and wouldn't have been such a problem in summer.

The staff were all very friendly and checked our path was cleared of snow. A great location. Would definitely recommend staying here!

“Brilliant cottage and excellent facilities with great staff”

We had a fabulous time. Cottage was lovely and everyone was so helpful and friendly prior and during our stay.

“Great location good value but a few wrinkles.”

Overall good but one receptionist was extremely rude and the wifi is a joke just not powerful enough if you wish to download anything.

Thank you for your review, I am extremely sorry if you received less than first class service from a receptionist, I must say that this is very rare and I can't remember having anyone say that before, as for the WiFi, again this is the Lake district and as is well known the rural area's do suffer from lack of high speed internet, I am sorry this has caused an inconvenience.
