Excellent personal service saves this somewhat tired establishment form mediocrity.

The buildings are traditional and quite interesting, but some things just shouldn't be like they are. For example, there is no glass in the wooden shuttered windows - so if you can't have the A/C on and daylight at the same time. The spiral stairs are steep and lacking hand rails - try lugging a case up that! The tiles of enormous shower stall are so uneven that a permanent puddle remains from one shower to the rest.

On the other hand, staying in Tulum town is a great alternative to the pricey waterfront and just a $2.00 taxi ride from the beach and ruins. Also give you better choices for eating and drinking.

Room Tip: Upstairs rooms are better but you pay for that.

Nothing elaborate here, but I think that's what makes Tulum so charming. We had all the basic comforts, and we were close to everything. Breakfast was great. Pool was nice and always available. Only six rooms in the hotel, so little risk of crowdedness or noise.

The best part was the super friendly and helpful staff. You know you're in good hands.

Our own little apartment....and it was lovely.
Our own kitchen and even balcony with a hammock over looking the pool.
The pool was open all day and night which was fantastic for the warm evenings to relax.
Breakfast every morning of fresh fruit, bread, cheese and ham and coffee.
Plenty to do in the area.

A lovely place to stay which truly made our stay in tulum authentic.

It is unclear on the website, but only some rooms have AC, I'm guessing it was the 2nd story rooms because our 1st story only had a high powered fan. Ended up not being a huge issue and our stay was nice. The staff was really nice and there was complimentary breakfast. It is also a short walk from the local grocery store and ATM.

Room Tip: Ask if you can have a room further from the road and ensure you get AC if you want it

Nice hotel, great pool and facilities. It's a good walk from main part of town but doable. Traffic noise in the middle of night can be off putting. Bad smells from bathroom. Air con is too small for room size.
