Highly recommend this place, its good value for money as a traveller. In a perfect location. The room we had was MASSIVE, beds comfy and the aircon was good along with hot shower. Personally we loved 'Antonio' too! On reception he was a lovely guy, very helpful also and understanding of my need to watch a champions league football match stream on his reception computer too the legend! Would stay here again. 2 of our best friends are gettin married in some high end resort in Tulum next year and I've told them to use Chilam balam fir rooms for guests not staying there as we thought it was perfect. I read a review about the noise, this was probably low season as we heard it too and there is always building work everywhere across Mexico during this time. However the mild noise (doing tiling work) didn't start until 8-9am and finished before 4-5pm. I'm sure there won't be any noise outside of low season as that's the time business to work and expand etc.
9/10 we loved it. Thanks again Antonio abs all the best amigo

Nice location nice clean spacious Room decorated with maya pictures friendly stuff.. ..,,
Looks nice from outsite very close to restaurants bars shops...and road ....

But close to bars it very noisy. At night I try sleep with earplug ..
If you book there bring earplug

Stayed here much longer than we planned as really enjoyed the vibe in Tulum. Turned up without having booked a room and got the Coba room for 650MXN a night which we negotiated down for the additional nights. Room was clean and spacious with possibly the biggest flatscreen TV we have ever seen, although we didn’t use it. Only one day where there was no hot water, not sure what the problem was. Room cleaned everyday and the organic shampoo and soap were a lovely bonus. Bed was comfy and no real problems. You can hear the noise from the bar late at night but it is really faint and didn’t bother us. Only thing I was slightly disappointed in is that they don’t offer breakfast, but the bakery over the road does amazing pastries and coffee really cheap so head over there for breakfast. Would stay again and would recommend.

Use to be nice, neat and affordable. Even when it's still the most economic hotel in Tulum, now the service is: none. The room keeps the best mattress (after my own bed) but it's dirty and unattending. Looks they pass or are passing through a remodelation and now the space is shorter and has a wood made stairway in the middle to access the upper floor.
Last time we stayed at 1st floor and was really comfortable. This visit our room was upstairs and besides the noisy air conditioning we had all the "party" noise comming from the street.
For being a hotel, its price is the lowest; but I'll recommend check prices in hostels and compare rooms between both.

Room Tip: 1st floor as far as possible from the street

totally worth hotel 20 USD on your way back from Chichén Itzá and they have the greatest attention on people perhaps the hostel is needed for more guests and family owners not familiar whit reservations or web pages , but they compensate whit the great effort they made to have you pleased

Room Tip: ask for room near the main entrance those are bigger and wifi does not have signal on the far ones.
