The home was great for the 6 of us. There were only a few negatives. The common areas are not air-conditioned which was needed on several of the days. The individual rooms had good AC though. Second was the location. I thought it was a good area, but my sons wanted a little more action. The taxis were close and cheap, and the bus stops were close and allowed us to visit the beaches easily.
Jose was a great host and was extremely helpful when I got sick.
We are a family of 6 (4 adults and 2 teenagers) and stayed for 12 days. The house is large enough for everyone to have their own space and is also cozy. Wifi is a little slow, but that wasn't a big deal. The rooms are clean and a/c is available only in the bedrooms. At night it can get a bit cold and we would have liked more blankets. There is only one sheet to cover the bed and all the family members would have liked more sheets/blankets/comforters/duvets.
The kitchen is small but large enough to cook in. The utensils and plates could use a refresh. Some individual's complained that the dishes weren't clean and refused to eat from them even after we cleaned them, so we had to use disposable plates, utensils. This wasn't a big deal, but I just thought I'd make note of this.
The pool in the back is very shallow but a nice little retreat after a hot day. When we arrived Paola said that she could arrange for the pool to be cleaned for us (not sure why this wasn't done in advance?). I promptly requested this a day later and she arranged for a gentlemen to come and clean the pool.
After about 5 days of touring archaeological sites and going back and forth to the beach, the house and bathrooms started to get a little messy. I requested for a cleaner to come but was told that they don't work on the weekend and if it would be alright to wait until Monday. This would have been 7 days with the same sheets/towels but that was alright. The cleaners arrived at 9:30am and stayed until 3pm. This was a little disruptive as I didn't realize that the 3 cleaning ladies would take all day to clean the house. Unfortunately this was a rainy day in Cancun and we stayed at home during the day so our family had to dodge the cleaners throughout the day.
The real advantage to this place is the location. This home is within walking distance to Walmart, a local grocery store, restaurants, mall with movie cinema, Burger King, coffee shops, bus stop to explore hotel zone, etc. You will get your money's worth with the convenience of the location and the ability to walk everywhere. The house itself is average and could use some updating/refreshing, but other than that we enjoyed our stay and had a lovely vacation without being on top of each other over the course of 12 days.
The bus stop is at the corner. Take the R1 or R2 bus to the hotel zone. The bus is super convenient.
Our family enjoyed Playa Delfines. The waves are large enough for adults to enjoy dodging and swimming through. When you arrive you will be greeted to see if you want a sun bed (300 pesos for two beds and an umbrella) and also if they could get you drinks/snacks. Take advantage of this and and your day will be enjoyable. If you want to save cash you could always bring a cooler with drinks/food and enjoy.
We took our entire family to Tulum, Chichen Itza, Ik-Kil cenote, and Xcaret over the course of 12 days. Do you want to know what really left an impression on everyone? The cenote. I'm not kidding. The natural beauty of Ik-Kil will blow you away. If we could do it all over again, I'd plan a day trip to spend more time at the cenote. The kids (14 and 15 years) still talk about how they enjoyed their swim there. It was simply magical.
Xcaret is a tourist trap but also a must see day out. Our family did exactly the opposite of what the tour guide suggested and went and did the Aviary/Animal Exhibits first (literally no people and had the place all to yourself), then did the Mayan river (still crowded before lunch but was fun), then buffet lunch around 3pm, then snorkling from 5:10 - 6:30pm, then the evening show. If you plan like this, then you see everything, you miss the crowds, you eat at a reasonable time and don't need to eat a 2nd meal later in the day, and you don't get suckered into all the water activities that cost extra. The kids had a great time, and the adults were relaxed throughout the day.
On a relaxing day my husband and I went out on our own to see the Mercado 28. Word to the wise, don't waste your time. The vendors are obnoxious and overly aggressive. It really diminished the sheer pleasure of window shopping and browsing. I really wish the culture would see that this aggressive way of handling tourists is over the top (I am Mexican but live in the US).
Next, we went to see El Meco. I advise taking the bus there but we took a cab. El Meco is amazing. If you like to soak in the ambiance of an ancient ruin without the typical vendors or masses of crowds you'll enjoy this little jaunt. The grounds were eerily quiet and the animals were amazing. You can feel the energy in this place. On the backside of the high pyramid you'll find a tree. I won't say anymore, but you need to see this beautiful tree and meditate there if you can get a moment.
Overall, our stay was great. Beautiful memories.

I am so glad I found this house rental. It was perfect for our family of 10. Everything you need is walking distance from the house. We are looking to book this rental again for next year!

My family and I had the pleasure of staying in Jose's home for almost a week in July. The house is great for the price we paid and excellent for a medium to large group hoping to budget wisely. The interior is beautifully decorated and roomy. The house is located walking distance from Tulum Avenue where you can easily find cheap transportation to practically anywhere. There are plenty of local taxi's and bus stops around the area, and the ADO bus station is less than a mile away and can take you to any major tourist attraction in the Yucatan peninsula. The pool is not deep but great if you want to cool off and have a drink with your friends or family. Wifi worked excellent. The house is hot when the a/c is off but cools quickly when turned on (beware, a/c can get pretty cold at night). I would definitely return to this home for future visits.
