We had a blast on our all inclusive stay at the Fiesta Americana, had a great time interacting with the activities staff and all the bar staff. anywhere you visited the staff was amazing and went above and beyond to make sure our stay was the best. Our group did the massage by the beach and it was amazing they make you feel comfortable and are very professional. rooms were nice. beach was kept clean highly highly recommend! will def be back again!

Room Tip: we stayed in the sea towers on the pool side, highly recommend

I stayed here for a weeks vacation just recently and it was amazing!! Just exactly what my friends and I wanted. We chilled out and relaxed all week long!!
The staff were so helpful and nice all the time. Even in as much as, one night we forgot to lock our safe and the maid (who came twice a day) locked it for us and then concierge came and unlocked it for us the next morning. The waiters and waitresses were great, we kept asking them to surprise us with new drinks and they never failed, some nicer than others obviously.
The rooms were fairly standard but we didn't spend huge amounts of time in them. Clean, comfortable and spacious. We had a garden view room but were lucky enough to have the ground floor at the side of the hotel which overlooked the ocean as well as being 20m to the beach.
The food was excellent in all the restaurants, some better than others depending on the day. Highlight would be the Italian, excellent food, yes a long wait some evenings up to 1 1/2hrs but it was worth it and we didn't mind we were relaxing in the bar.
On the whole I would definitely go back and we all had a great time. Hope to return next year.

Since I reviewed this site daily for about 3 months prior to our trip I just have to add my own experience of this resort. I was a bit hesitant about some of the reviews before we went, but some of what had been written just seems totally bogus to me now. We traveled in a group of 7 couples from Feb 16-20, with another 9 people arriving on the 18th, ranging in age from about 30 to mid 40's (myself being the youngest...). Initally my husband and I were disappointed because most of our group were placed on the 6th floor of the suntower and we were stuck on the bottom floor with two double beds instead of the king we booked at originally. We were told there were absolutely no other rooms available, however about 2 minutes later another couple we were with complained that they were on the 2nd floor and magically a different person was able to find them a room on the 6th floor. We tried not to let that little 'hiccup' bother us too much, as we weren't there for the room, but for the ocean, beach, drinks (great by the way...) and volleyball. Contrary to some reviews, we were actually very impressed by the food, even in the buffet. The drinks were VERY GOOD and the servers and bartenders were fabulous. Even though many people had commented about the resort being 'outdated', none of us thought that at all. The pool was only chilly later in the day once it started to cool off, plenty of chairs both on the beach and pool area and the whole resort was kept incredibly clean. (I even noticed staff wiping off a scuff mark on the wall in a hallway...).

While we were there it definitely seemed like more couples and adults than families with children, although there was a cute kids club and teen lounge. We've only been to one other all inclusive (in riviera maya) and it's hard to compare anything to that because there was a ton of entertainment even for children there, including plays, dances, etc. This resort did not have much entertainment. It seemed like they had about an hour around 9pm every night but then it got reallllly quiet. I believe the thought is to stop us from continuing to drink their alcohol and go spend some money in the cancun economy downtown (which we did one night, coco bongo was awesome!!!).

The entertainment staff were nice (especially Nahin, whom we called 'el guapo'. haha), but this group we were in is usually swept up by the entertainment staff right away because we tend to really let loose and have fun when on vacations, however this group didn't seem to want much to do with us. Maybe we're getting too old now. lol.

Anyway, I would definitely go back here again and would recommend it to anybody. If I were to bring my 1 year old and 3 year old, however, we would probably chose somewhere with a bit more to offer for them.

We stayed at the Fiesta Americana Condesa Cancun for 4 nights on February 11-14, 2012. The vacation was booked through Apple Vacations by our travel agent Cindy Rapley of Batavia Custom Travel in Batavia, Illinois.

FIESTA AMERICANA CONDESA STAFF: You can't say enough about the staff working at the Condesa. They really make this resort a special place. The staff was especially fantastic in the 2 buffet restaurants.

CANCUN INTERNATIONAL AIRPORT: Our flight was on Frontier Airlines out of O'Hare Airport in Chicago, Illinois. The planes on Frontier are much nicer than USA 3000. All seats have a TV screen with Direct TV. Our flight was late 45 minutes due to paperwork. There are two immigration forms you need to fill out but the plane only had one.. When we arrived in Cancun we had to wait on the plane for the forms and fill them out before we left. That was another 45 minute delay. The forms I got were in French. I did not know what I was filling out. Frontier Airlines was unorganized. Getting through immigration was ok.

TRANSPORT TO RESORT: Transport service was provided by Apple Vacations via motor coach with Ameristar. Just look for the people wearing Hawaiian shirts and they will direct you where to go. We were told to go to the end of the transport area and talk to George. The situation was hectic with the masses looking for their transportation. We finally got transportation.

RESORT CHECK IN: We arrived at about 12:00 PM. A bellhop greeted us, took our luggage and pointed us to the escalator to the lobby. I asked desk clerk about an upgrade to an ocean view room. It cost $100 with the resort credit we received. The room was not ready. We were told to have lunch and come back in an hour. Champagne was available but you had to ask for it. We came back in an hour and the room was still not ready. The room was ready at 2:00 PM.

ROOM: Our room was 659 on the 6th floor with an ocean view. We had a great view of the pools and ocean. The size of the room was ok. Bathroom and sink area was small. The side of the shower/bathtub was high and difficult to get in and out. We had a new refrigerator which kept everything cold. It was refilled every day. The safe was new and worked great. The patio had two chairs and was great to hang your wet clothes. When we arrived maintenance was working on the door because it would not close. They had to return twice to get it fixed. I complained three times that the air conditioning was not cold. They never fixed it. We slept with the patio door open and the fan on. It was still warm at night. The maid service was excellent.

POOLS: There were 3 pools, 2 close to the beach and one on a higher level. One close to the beach had the pool bar and the water there was cold. One was close to the towel hut. No one ever used it. I think it was because there were not steps to get into the pool. We never went into the pool on the higher level but it was always occupied. There was a Jacuzzi on the higher level also. There were 2 Jacuzzi’s on the lower level but they were not working. The pools were spotless and cleaned early every morning. There were always chairs available. There were never people saving chairs early in the morning.

TOWELS: Towels were plentiful at the hut. We were asked for a towel card but never got one. We still got towels.

BEACH: The beach was great with lots of chairs and palapas for shade. No chair game with people saving chairs early in the morning. It was windy during our entire stay so the surf was rough every day and the red flags were up. Weather was in the 80’s. In the water the bottom was sandy. The sand on the beach was soft making it difficult for walking. You could walk barefoot close to the water. There are miles of beach to walk in both directions. Lifeguards and security were at the entrance to the resort at the beach. If you did not have a wrist band you were stopped.

INSECTS: Barely any insects to speak of. Pretty amazing for a tropical setting. The birds and seagulls were very annoying at the pool, restaurants and beach.

RESTAURANTS: All the food was great. There are 5 restaurants and there were days when some were closed. There were also other places to grab a bite to eat.

BUFFETS: Great breakfast lunch and dinner. Lunch is always at the beach or at the main resort.

ITALIAN: Everything was excellent. We ate there twice.

MEXICAN: Everything was excellent.

ASIAN: It is the buffet at the beach. We did not try.

GRILLE ON THE BEACH: Located next to the beach buffet and the pool. The grille is hard to find. This place had the best French fries. They also had nachos, burgers, hot dogs, desserts.

GRILLE AT THE POOL: This is set up every morning and they serve most of the day. Serving burgers, hot dogs, BBQ chicken, slushes. Looked real good but we did not try.

TACO BAR AT BEACH: They served fish and chicken tacos. Everyone raved about it. We did not try.

CAFE IN MAIN LOBBY: They had yummy looking pastries. The Café also had coffee, cappuccino and ice cream.

TAPAS NEXT TO LOBBY BAR: Serving little dishes of misc. food. They had mussels almost every day. Open late.

ROOM SERVICE 24/7: Ordered food late one night. Delivery was fast and food was good.

BARS: There are 4 different bars at the resort. We had drinks at the Pool, Beach, Taco Bar and Lobby bars. For the most part most alcohol was top shelf. They had Johnnie Walker Black, Don Julio, Remy Martin, Champagne and others. The Lobby bar was great for after dinner drinks. There were chairs at the bar and couches to sit on. They had some sort of entertainment every night. We enjoyed the VH1 videos on the big screen.

RESORT: The resort was the perfect size. Everything is within waking distance. The grounds of the resort are very well maintained. There were plenty of bathrooms at the pool area. All areas of the resort were clean. The great elevators were never out of order. We never had a problem with the timeshare people. There was a large convention several days in the resort. All the restaurants were very crowded.

ENTERTAINMENT: The entertainment team was around the resort all day to keep you busy. They announced activities from the pool bar. We did not go to any shows.

SPA: Did not use.

EXCURSIONS: We did not do any excursions.

RESORT GUESTS: We met some great people at this resort. There were people from Green Bay, La Crosse, Hartford, Wisconsin, and Boston, Mass.

TRANSPORTATION THE AIRPORT: We were picked up at 9:05 am by Ameristar. We were at the airport in 25 minutes. Check in was fast.

SUMMARY: The Fiesta Americana Condesa is a fantastic resort with a good location. All the food options were great. The resort staff was beyond excellent. Thank you Fiesta Americana Condesa for a great vacation.

My family & I just returned from a weeklong vacation in Cancun , MX. I would highly recommend without hesitation the Fiesta Americana Condesa Cancun. The staff, food, and accomodations exceeded our expectations. The location is perfect & transportation to the city center & other tourist attractions are easily available. No questions about safety. I traveled with a 21, 17 & 16 y/o's & they have something for everyone. It's a wonderful family resort. If you have older teens , there is THe OASIS next hotel over that is MTV live for teens & college students. GO HAVE FUN!
