We booked this a year before we traveled and we'd look at the pictures about once a month and get excited all over again.
THE GOOD: The place is HUGE. We were a party of 4 and it felt like we barely used the place. The living room is good-sized and the dining table seats 4-6. The pool area is sunny and bright and clean and just fantastic. The pool is not heated - not ever - so with the fairly steady temps it stays a bit on the cool side but not enough to deter spending the day in it (pool floaties are on the list for next time). The bedrooms all have king size beds and one bedroom had a crib in it if you need it. All bedrooms have their own bathrooms with showers. The kitchen was well stocked with pots and pans and cutlery (it is a mish mash of stuff but you have what you need).
THE BAD: There isn't much to put here. Yes, it's a little worn out. Some of the doors don't work to the standards that you're used to from a hotel but they open and they close. One bedroom's handle was broken so it couldn't be opened from the outside but we just left it open a bit and it wasn't an issue. There could be some love put into the appliances but you know what, the fridge was mostly cold, the freezer froze water, and the stove got hot. I guess you could say it's part of the charm of renting a villa vs. an hotel room. The outer gates were never locked so if this is something you need make sure to ask if it's possible.
THE EXCELLENT: To rent a hotel for what we paid for a week wouldn't have even come close. The amount of room you have here is even beyond what the pictures show. Of course these pictures were taken by a pro but they are mostly accurate. The housekeeper was the nicest lady we never understood. Learn Spanish and tell her we miss her!
THE LOCATION: It is not near the beach. Not on the beach, not terribly close to the beach, but you can get to the beach. And you can walk there if you don't mind a bit of a hike to the public access entrance to the beach. You won't be able to get to the beach through the resorts so just don't try. You will get stopped. You will be turned away. Just don't. Cutting across the gold course (nearly straight across in fact) is the best way we found to get anywhere. We didn't rent a car and maybe we should have but let me tell you, we got our steps in (for the rest of our lives) and it was a nice walk. They probably don't want you walking across the course so you decide if it's worth it. Security is tight and we never felt as though we or our things were ever in danger of being tampered with.
NEARBY: Plaza Real Shopping Center. Shops, food, bank, and market. Lots of resorts. Golf. Like the course is your backyard close. Like golf balls in the pool close. You like golf? You'll never have to leave the neighborhood. There's a Papa Johns nearby that delivers. We bought food from the SuperLama mercado and mostly made our own food. We ate so much guac, we're half avocado now. (The 'cado's are massive down there.)
THE UNKNOWN: I almost bought a regular coffee pot because they have good old perc's. So perhaps you will buy one and leave it for the good of all who stay there. There is a water cooler but there wasn't a bottle in it when we got there so we're not sure if it's provided and we just didn't get one or you have to supply your own. We just boiled our water in the large pot and used the containers to store it in the fridge. I don't know if the housekeeper was suppose to cook for us but we didn't have her do any cooking (we're adults who can kinda survive on our wits and charm and cooking skills). She did light cleaning and is a live-in so if that would be awkward for you, think twice. She kept to herself and was a joy to have around. LEARN SPANISH. This is not a resort. You are not in a area fluent in English. We knew some rudimentary phrases that got us through but we felt out of place and bummed we couldn't have conversations with the people we met.

What a wonderful villa built for extreme fun and fellowship. The living area is the best area even though there is no ac however every bedroom has ac. The house keeper was wonderful and made our stay extremely welcoming.. would recommend to any..

The view is gorgeous and the bathrooms are great. Living room does not have AC so be prepared. The kitchen needs major upgrading as the appliances are growing old and rusty. The rooms initially seem musty but once the AC is turned on- it is fine. In all honesty, the pictures make the house seem a lot nicer but it was still a good place to stay.

The best part of our experience, however, was Luz the housekeeper. She is AMAZING. She made the entire house worthwhile and she made AMAZING food.

location was good, close to the beach and tourist area. Make sure to rent a car because the villa is located inside of a golf club, there's no cab or public transportation. The pool was nice and clean. Ilian was very attentive, just one call away and he'd be there when you need him. House Keeper was good as well, she made sure that the place was always clean.

“Great Property and Location Needs some touches”

We went for Christmas week with the entire family including our 18 month old granddaughter. Airport pickup was smooth and as promised. House is 20 minutes from the airport. House is large and rooms well appointed and the beds were very comfortable. The outdoor spaces are wonderful with dining areas and seating under cover for the passing cloud showers. Pool is large and cleaned every 2nd day.

There were a few glitches with toilets and hot water but Ilian the property manager came over on Christmas eve and had a plumber there on Xmas day (Miracle right!). Cocotal is a gated community and has very tight security so you are safe. the 2 entrances are manned 24x7.

The manager has just started renting this property and there are a number of small things that should be addressed. We left him a list and he called to thank us for doing that. We completely enjoyed the visit. This could be a 5 star home with just a few new touches.
