My sister and I recently stayed two nights at the States Inn and Ranch before going on a three day kayaking trip. The only reason I'm writing to to save others the disappointment that we experienced. I know that usually when there only one person complaining about a place that they are usually a crank but I hope you read further and decide for yourself. I will say straight off that the people who run this place are nothing but friendly and cheerful and if a bed and breakfast solely relied on how it was staffed, the States Inn & Ranch would get my top rating. Unfortunately, you also need to look at other features.

When we arrived we had the Louisana room which is located directly behind the check in desk. I had seen pictures of this room on the B&B's site but the actual room was amazingly small. The bed took up the majority of the space with a sink using what little was left over. If you were looking to sit in your room and read or relax, unless you sat on the bed, you were out of luck. The bathroom was advertised as small and it definitely was that. The shower stall took up 2/3 of the space with the remaining third going to the toilet. Neither my sister or I are large people but we found it impossible to use the bathroom without either leaving the door open or putting your legs sideways toward the shower.

I'm sure the B&B staff would say in defense that we knew what we were booking if we looked at the photos but whoever took those photos must have been backed into the hall (and if you look closely, you can see the edge of the sink).

Something that wasn't mentioned on the website was the water. A few others here have mentioned its sulfurous odor but until you take a whiff of it fresh out of the tap you wouldn't fully appreciate the problem. I'm generally not too picky about water but it was hard to even brush your teeth with this, let alone shower or drink it. And, yes, there was a five gallon bottle of water available in the lobby but it wasn't that convenient to keep running out for a glass.

The last thing that was bothersome about our room was the lack of soundproofing. We were right next to the porch entrance and we heard everyone coming and going. You could also clearly hear any conversations held in the lounge and/or check in area which is approximately ten feet or less from the room. Worse, at night the people overhead were talking and even though they were just holding a normal conversation, we could hear nearly every word. On the second night someone had what sounded like a small child running overhead and that sound was also transmitted very clearly.

In retrospect, I wish we had picked a different place to stay because despite the lovely staff, the homemade cookies and their wonderful breakfasts, the room didn't come even close to our expectations. I would have happily paid quite a bit more to get something larger and more sound proofed.

This is truly a country farm area. The house is welcoming and certainly the staff is warm and eager to help make your stay comfortable. We were planning on eating at their breakfast time but we woke up early and found that we could have a wonderful breakfast of homemade scones, muffins, oatmeal, granola and juice and unlimited coffee at the earlier time. this left us free to go out and explore earlier in the a.m. Just a very pleasant stay in a pleasant b & b.

Just returned from San Juan and can't wait to go back. Jessica and the gang offer a fantastic deal if you don't mind animals and don't miss tv when you are on vacation. It is not walking distance to Friday Harbor but if you have a car, this is a great B and B.
Say hello to the goats, horses, and sheep for us!

Extremely friendly hostess with a rustic ranch full of farm animals to feed & make friends with. Quaint rooms with individual decor and a homely touch for those wishing to relax at San Juan Island after some kayaking and/or whale watching. Home made cookies available for guests! :)

This B&B features "down home" atmosphere on a working farm located in the heart of beautiful San Juan Island, Some of the rooms are a bit on the small side, and so are the en-suite bathrooms, but they have plenty of light and are kept very clean. The beds are extremely comfortable.

The hosts here treat guests like family, offering baked goodies in the afternoon, plenty of coffee and hot water all day, and savvy advice for touring the island.

Breakfasts are excellent and plentiful. If you have special food needs or schedule problems, they will try hard to accommodate.

All things considered, prices for the States Inn represent good value.
