Located within walking distance of the Gojo entertainment area & some other interesting sites. There is a bus stop nearby & the hotel has a bus ticket vending machine on their premises. Good selection of restaurants nearby. Rooms are a bit dated but are clean and a bit bigger than average. Helpful staff at front desk. Good breakfast buffet available for an extra charge.

Negatives are there are nonEnglish channels on the TV & the flakey WiFi.

Great hotel for the price, the place is a little dated the bed is very hard, great location right on the bus line to get you everywhere very central located would stay here again if in Kyoto the only thing is they have no restaurant for dinner just breakfast

Pros: Cheap for the location – though we did visit in low season. The lobby has a vending machine with alcohol and a washing machine.

Cons: We booked a non-smoking room but it stunk of smoke – especially the bathroom. Everything was very run down and dated. Our wall had black mould all over it – we didn't complain though as we were only staying a night and didn't think it was worth the struggle with the language barrier. The bathroom is tiny and the bed was uncomfortable.

The hotel room was quite dated and in need of refurbishment. The bathroom shower curtain was so mouldy. The bed was so ridiculously hard, felt like sleeping on concrete. The location was ok, a 20 ish minute walk to the station.

We stayed here for 3 nights, and found the stay at this premises average. It is located a good 10 min walk to the nearest main subway line, and about 5 mins to a small subway that is less well connected to other parts of the city.

The staff were excellent throughout the three days, and all the staff that I interacted with spoke good English which was helpful.

The rooms were of an average size for Japan, but it was a squeeze with no where to open our suitcases properly. The bathroom was very small, but was very clean and everything worked so no complaints there.

The rooms and bathroom could do with a facelift, which would bring this up to a 4/5 standard but the location means it would never get a 5 from me as everything is at least a brisk 10 min walk.
