Outside appearance is a bit run down and certain areas inside are in need of decoration but don't let that put you off. The main areas are well decorated and you can tell that the hotel is in mid-refurb with some areas looking shabby and others really good. Our bedroom was excellent, very spacious, well appointed and very comfortable. In the resteraunt the menu is not huge on choice but there is something for most tastes and the quality of the food and presentation was first class. By far the best feature of the hotel are the staff. Every last one of them were extremely pleasant and helpful, making you feel very welcome. We really enjoyed our stay and would certainly go back. As I say, look past the outside appearance and give this place a chance

We love it! Relaxed atmosphere; cheerful friendly staff; nice rooms; good food and excellent value.

Room Tip: We've now stayed in several different rooms. They all seem nice.

Before I went, I couldn't understand all the comments on here, refurbishment this, refurbishment that, especially since they advised us on GroupOn in the first instance that the hotel was in a state of part refurbishment, and then again on our booking form... However when I got there I finally realised what all the fuss was about. Basically, the new bits are really really nice and the bad bits, well, really really bad - and they've been done in the most odd way. I think if I stayed there for much longer it might have caused psychological issues with me jumping in and out of the 1970's? at every turn (from new reception to old hallways, from new bedroom to old bathroom, from new crockery to old cutlery etc).

BUT the staff were extremely friendly and we got excellent value for money. The food was fantastic (so much so we ate there the second night too) and the location was spot on, at the end of the cute High Street in Woodhall Spa. They're a little naughty calling Aqua Sante a spa, it's really just a cute little nicely done house with treatment rooms, but we all had amazing massages there, again at great prices and couldn't fault that at all.

We also ventured to the Kinema, not knowing what we were in for but that was a brilliant experience too. When was the last time you went to the cinema and had them save seats for you when the whole place was packed out, followed by an interval with organ player popping up through the stage? fantastic! I'd also recommend the pub down the road for food, we had a great lunch there at a brilliant price too.

I don't know what the listing prices are for this hotel, but overall I'd say the entire experience was excellent value for money on the group-on deal and as long as you don't mind walking around with one eye open and the other closed, I'd highly recommend going. Just read through all the paperwork as they're open and honest before you go, and you shouldn't be disappointed.

Room Tip: If they have rooms that are completed throughout, including bathroom, I'd ask for one of those.

Refurbishment good in places however there is a lack of attention to detail in some of the finishings. The room we stayed in was of decent size and had a nicely refurbished bathroom. Our main complaint is of really squeaky floorboards that woke us in the mornings whenever anyone walked past. The staff were very nice, helpful and friendly. Food was decent but not outstanding. Overall for the price we paid (groupon deal) we were very happy with what we got but it's got a way to go to meet boutique hotel standards.

The hotel is run by a nice family. Very freindly and chatty. The place needs a bit of refurbishment, but if you are looking for a cheap and cheerful quiet weekend then this is a good place.

The village has a small bar and a couple of retaurants. We went to the Kinema one evening and then to the next village Horncastle. It has a lot of antique shops which was worth a look.

The spa is in a converted house. Clean and friendly.

I wanted chillis in my omlette, Mrs Patel went home to get them for me. A very nice touch.

There is a huge tv in the bar wth comfy sofa.

If you are not fussy, and do not need a lot of entertainment this is a nice place to visit.
