Hello Every one ,

My friend has an apartment in Budva/Montenegro , he found a buyer through internet who wants to purchase it

he needs some advice how to start a selling procedure , is it possible they do a selling procedure between them without real estates agencies or Notary ?? they dont want to pay extra fees for nothing .

He found the buyer through Internet without any help from real estates agencies .

It’s hardy possible to deliver legally binding deal without notary office which through empowerment note of the purchaser takes care of paper works making sure that transaction is registered in cadastral office and that ownership transfer goes through the municipality books. Notary offices are being held to the account that all real estate transactions are done in accordance with law. Just look for the registered notary offices located in municipality where the real estate is registered.

Thanks a lot for your quick response , do you have any idea how much they charge please , and who is responsible to pay the fees ( the buyer or the seller )

I don’t think overall cost for all paper works sorted out should exceed 100 Eur, and you can check this with notary office in advance of transaction. Normally these costs are paid by the buyer, as well as the property tax which is born after certain period of time following transfer of the ownership through municipality books.
