Can't recommend it as I live just outside Portsmouth and have never needed a B & B but have you looked at :
Had a look at the Tourist Office website for you, and the only accommodation listed there 'at all' is the Fortitude Cottage that you yourselves mention.
However, you could perhaps look at accommodation in close-by areas, even Gunwharf Quays and near the Historic Docks are only a short walk to Old Portsmouth area, and near the Cathedral are a few 'chain' Hotels that might 'do':
I would consider the Premier Inn Southsea near the Clarence Pier and an easy walk along the seafront to the Old Portsmouth area... It gets good TA reviews, though must admit have not stayed there myself.
Thanks, all. I think the difficulty lies in my not knowing which section of town the various accomodations are in, since I'm unfamiliar. Would the Retreat Guest House qualify? We'd like to be within easy walking distance of the Historic Docks, but also, to "feel" like we are in Old Portsmouth rather than a more modern area of town, if possible, still with nice accomodations.
You can look up accommodation on the Portsmouth tourist office website I have given above, and call it up on a map view, that way you can easily see if it is near to where you want.
The Retreat looks nice though and has a 5*Gold for B & B so I would 'chance it'!
I used to live around the corner from the Retreat, most of the buildings are victorian, you're very close to the Palmerston/Osbourne Rd area (shops, restaurants, etc). To walk to the dockyard from there would take about 25 to 30 minutes (it's just past Gunwharf Quays).
Hi, The Retreat is not in the Old portsmouth area. just a plain old residential area, (nothing special)
just outside the dockyard gates (but not in Old Portsmouth)
stay in a grade 1 listed pub (hotel come B&B)

Holiday inn ... In a very good position with a 3 min walk into Old Portsmouth, 3 mins to the beach, shops 5 mins walk.
