if you are on a budget and on a short stay, this hotel will do. The rooms were spacious and clean but the washrooms lack basic amenities like a simple exhaust fan. It isn't a bad choice but try to look for more options if possible.

A hotel with limited facilities. About half km from Mall road at height on zoo road. No shuttle service is provided to Mall road. Food quality average . No geyser in bathroom, only hot water supply in morning. However, naini lake view is good.

I read average reviews about this place and hence booked for three nights. We booked the suite that has two bedrooms (Room #2 on ground floor) through our Company/Bank. Paid full advance amount. Big mistake.

Positive- there were beds, quilts, pillows and working bathroom and working restaurant. They had a lot of greenery and quite a few exotic plants in earthen pots.

Negative-
1. The hotel is not on Mall Road but on Zoo Road that too on a steep uphill and very busy road. It takes 15-20 minutes to walk and by the time you reach hotel you are too exhausted. The hotel has free cab service to take you up down but beware you will get it only if you have directly booked the hotel and paid money to hotel directly. Despite having a suite for three nights we were bluntly denied the service. They said since we had booked through a particular Company/Bank hence we were not entitled to the free cab service. So check before booking.

2. Parking- there is a lot of parking space (for around 15-20 cars)... BUT most of the parked cars are taxis and at night time all the spots are filled by private taxi owners. So if you are late, u may not get a spot. The taxi drivers treat this hotel as their personal property. They talk loudly, drink while sitting in their taxis and have no regards for guests. In the morning, all the drivers will wake up and start cleaning there vehicles, and the scenario looks like a road side dhaba with truck drivers all over some shouting for a bucket of water some shouting for tea. by 7:30 AM most taxis disappear. In my stay I realised there were around 5 families in hotel but a lot more taxis. Conclusion - you cant have a peaceful dinner or early morning breakfast with your family on the open restaurant as there are too many taxi drivers and cleaners around and no one likes taxi drivers staring at the family members. I have uploaded pictures of parking spot.

3. Room- i have uploaded picture to show that the design of hotel is such that all rooms are side by side, facing the lake with ZERO VENTILATION. The windows are sealed. No ventilation in the bathroom as well. Hence a perpetual stink in ALL rooms. While our stay we realised that all the guests used to keep their front doors open and we found it funny, but sadly even we had to do it to have some ventilation. Conclusion- if you have bad stomach, and you use the loo, then the stink will stay as there is NO Ventilation. Also do not eat in your room as the smell will stay.

The rooms and furniture are quite old and desperately need renovation. The paint has worn off, the sofa was so dirty that you wouldnt keep your laundry on it. The towels were dirty, when we asked for replacement they said that due to weather towels weren't dry and cant be replaced- we visited for three days in October- all bright sunny- not even once were the towels or bed sheets changed. We had to purchase towels from market. Same with bedsheets and pillow covers. They were dirty.

4. Room service- person alotted to us was Ramu. Nice and happy chap. Tried to help us. But soon we realised that his entire efforts were to help us to book one of the cabs and guides that were already in the parking lot. Once we said NO to him his service drastically degraded. We didnt even get clean water and glasses for next two days of our stay. We had to purchase the water. To his credit on the last day he came bluntly asking for tip/bakshish and left us only after we coughed up a good amount. Then when we asked him to carry luggage to our car he went out and sent two other guys who again demanded tip/bakshish. When i protested they sternly told me that they were not hotel employees and now that i have taken their services i will have to pay. I said that i never employed or hired them and they should ask for the tip to Ramu. Anyways I again coughed up tip/bakshish for both of them. God it was only two small air bags, i could have carried them.

5. Lake view- yes the lake is visible, but so are the slum type dwellings. I have uploaded a pic (night time) from there open air restaurant where you will see that the first thing you see are the dirty roof tops and then at a great distance you see the lake. There is lake view but...

6. Food- nothing to talk about. We had breakfast and dinner here on our first day. Thereafter didnt order anything further on the rest of the stay.

Final conclusion- money wasted. There are so many better and cheaper hotels right on the mall road with better looks and parking. This hotel is one of the oldest and probably had a great location and view once upon a time. But as of now it needs drastic overhaul.

I had a terrible experience staying at this hotel. The room was filthy with stains on the carpet and a musty smell that was hard to ignore. The bathroom was in disarray, and the towels looked worn out. The bed was uncomfortable, and the pillows were flat. Additionally, the staff was unresponsive and unhelpful when I tried to address these issues. Overall, it was a disappointing and unpleasant stay, and I would not recommend this hotel to anyone.

Please don’t go there.

Worst hotel ever!!!
We didn't like staff and their behaviour towards us.
Not gonna visit again. Very bad experience. Teach your staff how to deal with customers. And how to talk with customers. Very disappointing!

Wonderful experience. Located at the best place in Nainital. Staffs and cook were really nice and helpful. Food was delicious.
Special thanks to owner Atul for taking extra care about our comfort as we had elderly ladies with us.

I have been staying in this hotel since last 10 years. It is like my second home in Nainital. It's one of those rare hotels in Nainital which have ample parking area. And oh, did I tell you that it's got the lake view. Highly recommended.

This hotel is located a bit uphill on the road from the mall road towards the zoo. The rooms are decently sized and the amenities provided are basic (don't go looking for luxury). Since we found the rooms stuffy and somewhat unclean, we took a cottage just beside the owner's residence.

The cottage was really good and the staff was polite. The main plus to the cottage was that it was in a corner of the property and a bit private as compared to the rooms; all of which share a common balcony. The bathroom was huge with 24 hours hot water. However the curtains and the blankets were smelly. We had to ask the house keeping for room fresheners twice a day!!! The views that the property has are really good. We did not have any food here so can't comment on that. The hotel also offers a pickup from the mall road (since its located uphill) till 9:00 pm.

Hotel staff attitude was so bad that I checked out in 2 hours of checkin. Before checkin they were so polite and after checkin their attitude totally changed. Their blankets were stinking and when I requested them to change it they refused to do that. Really bad experience, they literally spoiled my trip. Staffs were fighting at the lobby and floor was full of blood, felt really unsafe here. Food was unhygienic tasteless and very less options. . Will never ever suggest this hotel to my friends.

Stayed in the Hotel for couple of days during easter break. Only reason I opted for this hotel was that I was tired after travel from Delhi and also unavailability of rooms in my preferred hotels due to extended week-end rush.

The hotel is on Zoo Road, providing decent view from top floor. Other than that the rooms are average and bed-sheets, blankets can't be termed cleaned.

Room Service is good and quick and meals are not too expensive. Hotel provides pick up service from mall road, which was good and quick.

I'd have given it four stars but the dirty sheets, and lack of house keeping is the reason.

Its a Haunted Hotel.... I visited there in 2010 with my family. I am from New Delhi. and we were on holidays that time.. on my wife's birthday. I never ever forget this trip.. although I travelled a lot after this, but that night was blood freezing night. The wooden cottage besides the owner's house around 100 to 150 mtrs from main building. They will tell you high price for a day for this property but can give you in any amount.. believe me its haunted.. I stayed here for a night with my family and that was a longest night of my life... surprisingly.. There was no body in the hotel for help me out.. on the reception, in the kitchen, in the laundry.. or the store or the main gate.. and in between we have house of this hotel owner.. in fact they didn't open the door.. and its not too late it all started at 11:30 P.M. and continued till morning.. we have two kids with us of under an year.. complete family of 6 adults and 2 kids.. ok.. lets think its all co incidence.. then I got a person.. a stranger.. after 4 years at another city near about 400 km far from my home.. some where in west Uttar pradesh.. we shared our memories and guess what.. he got more terrible horrifying experience from there... he visited there in 2011 and he spent his complete night in car in with his 2 year son and his wife.. Now Please tell me are both these co incidences..? The view, the cottage design, the evening charm all are fantastic with this cottage but.. at night.. this happens... with me and that person only or few more people I don't know.. if somebody has the same or any haunting experience in same property.. please share with us.
