1. The location, it is beautiful, the sea view rooms offer not a massive but nice view of the sea, if you can sea the sunset from the room well that depends on the time of the year. 2. The staff is very helpful, communicative, responsive. 3. The service is good, like in room dining, housekeeping etc. there was no delay for the requests that we made. 4. The parking is ample, if you usually have concerns over parking then here there is no concern. 5. The property is specious, you can take a walk around, swimming pool is functional. 6. The sunset point/sunset lounge that they have built is superb, the view that it offers is mind blowing, you can see the entire Bhatye beach from here and at the sunset it is beyond words. 7. Ronny the Labrador, such an amazing pet he is, loved to spend time with him. If you have kids they will love to be with him. 8. The executive sea view room is very specious. 9. The DISH TV offers good amount of channels. 10. Daily complementary drinking water was provided, which is really good.
What I did not like -
1. Not sure if it is a effect of pandemic, as in between the hotel industry was at loss. The rooms need a huge revamp, like there is wall dampness and hence fungus on the room wall, at some places the wall color is gone, there were small ants in room and bathroom, in the evening there are lizards running on the outside walls, the wardrobe has loose sunmica, same with the room door, there was a leakage in the shower and had other plumbing issues. We stay in the room only for the evening as entire day we roam to tourist places, hence not a huge deal for us but it could be a deal breaker for people with family who want to spend good time at the property. Hotel management needs to think about that.
2. If you are the one who thinks I have paid around 5K for the room and I need luxury breakfast then no, this is not the place for you, the breakfast items are very limited.
3. If you think that the restaurant is going to serve food prepared with local Konkani touch then again you are wrong, I am konkani and had visited countless places in Maharashtra and the fish fry, prawns curry that I had here was the most pathetic one, trust me on that. I complained the staff as well as the fish fry had no salt at all, I am not the one who likes to waste food so I had it like that but it might not be the same for everyone. We only had lunch here once and dinner twice, the chicken kolhapuri was not good at all, apparently the Chinese food was good, the prawns fried rice was nice. So, for food, better to take a drive in the Ratnagiri city there are way too many best options available.
4. Only covid protocol that was followed was to show the signs and instructions on the walls, only a few staff members were wearing the masks "properly". There was no compulsion for tourists to wear masks, no staff was asking tourists to wear masks as well, maybe out of fear, not sure, but that should have been avoided.

Amazing location, breathtaking views, good staff... but what is desperately required is upkeep and renovations of this place. Rooms need freshness, perhaps due to extended closure for business during covid lockdowns, the property and its upkeep took a toll. There was a mild stench of fungus in the air in the rooms, and bedsheets and other small small things in the rooms seem worn out....
But the smiling and eager staff at this property makes up for the shortcomings, I would be very keen to revisit this place and recommend to all my friends but only after this place is back to its original glory....

The best part of the Kohinoor Resort is about it's hill top location , panoramic views of the sea , spacious rooms and an excellent service from all the Hotel staff. The breakfast spread is also sumptuous. The garden is well maintained and one can walk around the property. Bhatye beach is about 20 km walk from the Hotel. A fine experience !

Location is the biggest advantage this place has. Sunset view is breathtaking. The room was spacious and clean. But there are 3 major concerns: 1. Toy train was not operational. It is one of the advertised amenities but no where on the website or while booking it's mentioned. When enquired, staff simply said it's not operational on Tuesdays but when we looked at the train and the tracks, it's clear that it's not been running for quite some time and the Tuesday reason was a mere excuse. Even if its closed on Tuesdays, they should mention it clearly on the website or booking page etc. So people like us don't get disappointed.
2. Swimming pool was in worst condition. Water was dark green with algae floating on the surface. Water was so dark, You could not see the bottom of the pool. At least kid's pool should have been clean. This is a major health and hygiene issue. Also for a hotel that advertises itself as 4 star, there were only 2 lounger pool chairs on the entire pool deck.
3. After charging a rate of 4 star property, they expect you to pay for a game of pool or table tennis by the hour. Again this is nowhere mentioned on their website or in booking confirmation.
I booked it for the 2 major amenities for my kid. Toy train and swimming pool and both were utter disappointments. Only the nice rooms are not useful here as we didn't go there just to sleep. If they better manage the property, this is really a good place to stay and spend time.

The resort is located at an ideal point. Location does not disappoint you at all. Rooms are spacious and comfortable. Amenities were working well. Service is also quite prompt and staff is courteous. We travelled with 8 months old infant and staff accepted multiple request for special baby food and allowed use of kitchen. Food is little expensive but considering quality and quantity, its not overvalued. Best attraction of this spot is sea view. It never leaves you... from any of the corners, sea pips into you. Pool is in good shape. Its a must visit place for a quiet, relaxing and cozy stay !!

Arrived early morning on 4 th Jan but the person at the reception , in a deep sleep felt disturbed and refused to carry the luggage to the allotted room, simply told the room number and asked to do self check in. But other staff was helpful, particularly restaurant staff was very polite and decent and the taste of meals n breakfast was very good. Tariff is very high looking to the maintenance and old furnitures.Urgent need of renovation and make the teriff reasonable.

I stayed here on 1st December 2022 for one night. Overall it was not good experience.
1. Property design is lavish with thoughtful interior. 2. Property entrance is very difficult to locate particularly when you are reaching there at night. Entrance should have been in front of the main building. 3. Rooms are specious but not maintained properly. 4. There are too many colour pops on walls of rooms which looks very shabby. 5. Electrical knobs are either broken or not working. 6. Need assistance for getting hot water in bathroom which is very slow response. 7. Linens are very old and needs to be changed frequently. 8. Bathrooms not upto the mark. 9. Not worth for the price. 10. Only one thing good about this hotel is food quality is good.

I have checked in this property today. My experience has been terrible from check in till now. Firstly they provided me some dirty and unkept room. I am sure some roadside unrecognised hotel rooms must be better than this. One have to ask for basic amenities like dental kit and slippers. Luckily got a room changed however telephone line was disrupted. Most pathetic hotel I ever stayed. I will never ever recommend this property to anyone.

Kohinoor Samudra is an old, huge property with big airy rooms and great view from every window. They also have a beautiful sunset point and direct access to the Bhatye beach and it is unmissable. You have to do a bit of a trek/ train as you have to up and down the cliff but it is exclusively for the hotel guests and it is a beautiful way, please don't miss it. The swimming pool is cleaned several times every day and it very clean. The food served is also good. I particularly loved the location of the resort as most places are easily accessible from here. It is also very close to Wayangani beach, again a secluded beach, and it is beautiful.

We recently tayed for a day.Property is good, at prominent location just about 2 kms from main city of Ratnagiri. Rooms are spacious & bath tub is available in every room. We roamed around the property. We enjoyed Sunset view & sea from the hotel. Food was nice , still there is further scope to increase variety. Clothes drying facility may be provided. Swimming pool need to be maintained properly & continuous water circulation can be maintained. Overall we enjoyed the stay & we got Value for our money spent.

The property is perched on a hill and there are stairs down the cliff to the beach. The hotel also can provide you their car if you want to go down by the road and not take the stairs. The beach is very clean and secluded. We went on long walks every morning and had a great time.
There are more places to choose from in the Ratnagiri area.
